Run a $20 million residential build from the ground up - preconstruction through to handover.

This is a rare seat for a Project Manager: full ownership of a single, high-quality project rather than juggling someone else's job in progress. You'll join a Brisbane-based boutique builder known for staying close to the work, with senior leadership genuinely accessible day to day - not buried behind layers of management.

The project An 18‑unit, five‑storey multi‑residential development, delivered construct‑only on tower crane and hoist. The finished building includes a rooftop pool and BBQ terrace among its amenities - the kind of project that stands out on a CV. Preconstruction is underway now, with this Project Manager set to be working alongside the Contract Administrator to shape trade packages, programme and procurement ahead of an onsite start in early 2027. Once onsite, the build runs to an approximate 14‑month programme, backed by a full project team - Construction Manager, Site Manager, Contract Administrator and Site Foreman.

What you'll be doing

Leading preconstruction - trade packages, programme development, procurement strategy and design coordination

Owning programme, cost,



quality and contract outcomes through the full construction phase

Directing the Site Manager, Contract Administrator and Site Foreman day to day

Managing subcontractor packages post‑award, including variations, EOTs and defects

Running monthly claims, forecasting and reporting to construction leadership

Leading client‑facing meetings and keeping head contract administration tight

Owning the handover - practical completion, defects liability and final account

What you'll bring

Project Manager experience delivering multi‑residential, construct‑only builds in Australia, ideally $15m-$25m+

Experience on mid‑rise residential projects (4-6 storeys); tower crane and hoist experience highly regarded

Comfort running a preconstruction phase, not just stepping onto a live site

Solid head contract knowledge (AS4902 or equivalent) and strong commercial instincts

Experience leading a full site team and reporting into a Construction Manager

Strong client‑facing and stakeholder management skills
