The Opportunity

Property Management done differently! Our Client Relationship Manager role is a new position, one that has emerged for the need to provide our clients with a dedicated and focused client relationship manager that is always available to speak to them and be the one direct point of contact for the property.

n

We are looking for a positive, confident, and experienced Property Manager to be our Client Relationship Manager for our Emerald Portfolio run out of Head Office on the Sunshine Coast.

n

The role requires someone who is highly organised, enthusiastic, and positive to lead, mentor, and empower a team of junior property managers in Emerald on a day-to-day basis.

n

This is an prospect to lead with purpose & build a positive, team-oriented environment in the Emerald office. Along with providing a high level of communication and to our clients daily and being their direct point of contact for the Emerald portfolio. This includes liaising with Landlords, Tenants and Contractors daily.

n

We are looking for an experienced Property Manager, who is confident in dealing with all facets of Property Management. A deep understanding of Residential Tenancy Legislation to be able to direct staff and provide the best advice to our clients.

n

Someone who poses a confident, bubbly personality who can be a strong team leader and always remain calm no matter what the day brings.

Key Responsibilities

n

- Oversee the Leasing Process daily
n
- Present applications to owner for approval
n
- Advising owners once tenants provide their notice to vacate
n
- Oversee Exit Inspections
n
- Bond Refunds
n
- Oversee Entry Inspections
n
- Oversee Routine Inspections
n
- Manage all Maintenance
n
- Daily Arrears Management
n
- Issue Breach Notices as per Legislation
n
- Ground and lead the Emerald Team on a daily basis
n
- RTA disputes/QCAT/Insurance claims/TICA lodgements
n

About You

n

To be successful in this role you must have a demonstrated ability to manage a team of Property Managers as well as a detailed working knowledge of PropertyMe. Essential experience will include:

n

- 5+ years of experience in Property Management, with deep operational and legislative knowledge
n
- A minimum of 2 years in a senior leadership role, guiding and inspiring team members to exceed client expectations
n
- Deep understanding of Queensland residential tenancy legislation and compliance requirements
n
- Current Queensland Real Estate Licence
n
