Co-Living NextGen is a growing property business specialising in modern co-living and rooming house accommodation across Victoria. Our focus is on providing well-managed, compliant, and community-driven housing solutions. We are seeking an experienced Property Manager to oversee our expanding co-living properties.

We are looking for a proactive and organised Property Manager with robust residential property management experience. Experience managing rooming houses or co-living properties is highly regarded, as the role involves higher-touch tenant management, compliance oversight, and coordination across multiple sites.

You will manage a defined portfolio, ensuring properties are compliant, tenants are supported, and assets are maintained to a high standard.

Property & Tenancy Management

- Manage a portfolio of co-living / rooming house properties
- Oversee tenant onboarding, allocations, and departures
- Handle tenant enquiries, issues, and conflict resolution professionally
- Ensure high occupancy and low arrears across the portfolio

Compliance & Legislation
- Ensure compliance with Victorian rooming house legislation
- Coordinate safety checks, audits, and regulatory requirements
- Maintain accurate property and compliance records
- Liaise with councils, inspectors,



and external stakeholders

Maintenance & Contractors
- Coordinate repairs and maintenance across multiple sites
- Work with approved trades and service providers
- Conduct routine inspections and manage follow-ups
- Ensure properties are presented and maintained to co-living standards

Administration & Reporting
- Manage property management software and documentation
- Prepare reports for management as required
- Track rent, arrears, maintenance, and compliance matters
- Communicate effectively with internal teams and stakeholders

Essential:
- Minimum 2+ years’ experience in residential property management
- Agents Rep/Full Victorian Real Estate Licence held
- Strong knowledge of Victorian tenancy laws
- Excellent communication and organisational skills
- Ability to manage multiple properties and priorities
- Current Driver’s Licence
- Experience using property management software, such as PropertyTree and Inspection Express, preferred but not required.

Highly Desirable:
- Experience managing rooming houses or co-living properties
- Familiarity with higher-density or multi-tenant environments
- Experience dealing with council compliance and audits
- Property management certification or relevant qualification
