About the Role

n

An established and growing property developer and builder is seeking an experienced Senior Quantity Surveyor to join its high-performing commercial team. This is an opportunity to play a key role in the delivery of large-scale Class 2 mixed-use residential developments, working across projects from feasibility through to completion.

n

Reporting to senior commercial leadership, you will be responsible for managing cost planning, procurement, contract administration, financial reporting, and project cost control across a portfolio of residential and mixed-use developments.

n

This role suits a commercially astute professional with strong developer or builder-side experience who enjoys working in a rapid-paced environment and influencing project outcomes from inception through delivery.

Key Responsibilities

n

n
- Prepare and manage project feasibility estimates, budgets, and cost plans.
n
- Conduct detailed cost planning and benchmarking throughout the development lifecycle.
n
- Manage tendering and procurement processes, including trade package preparation, analysis, and recommendations.
n
- Negotiate subcontractor and supplier agreements.
n
- Monitor project budgets, forecasts, cash flow, and cost reporting.
n
- Assess variations, claims, extensions of time, and contractual entitlements.
n
- Prepare monthly cost reports and provide commercial insights to project stakeholders.
n
- Identify project risks and opportunities and implement mitigation strategies.
n
- Support project teams in maintaining financial performance and target margins.
n
- Work closely with development, construction, design, and delivery teams to drive value engineering outcomes.
n




- Ensure compliance with contractual obligations and company commercial procedures.

About You

n

To be successful in this role, you will possess:

n

n
- Degree qualification in Quantity Surveying, Construction Management, Property Economics, or a related discipline.
n
- Minimum 7-10 years' experience in quantity surveying, cost management, or commercial management.
n
- Demonstrated experience delivering Class 2 mixed-use residential projects in Australia.
n
- Strong understanding of NSW construction practices, procurement methodologies, and commercial management.
n
- Experience working for a developer, builder, PQS consultancy, or integrated developer-builder.
n
- Advanced knowledge of construction contracts, cost planning, and financial reporting.
n
- Strong negotiation and stakeholder management skills.
n
- High level of commercial acumen and attention to detail.
n
- Excellent communication and relationship-building abilities.
n
- Proficiency in CostX, Buildsoft, Excel, or similar estimating and cost management software.
n

Highly Regarded

n

n
- Experience on projects valued between $50M and $300M+.
n
- Exposure to high-density residential, mixed-use, retail, and build-to-sell developments.
n
- Knowledge of NSW Class 2 compliance and regulatory requirements.
n
- Experience within vertically integrated development and construction businesses.
n
