Project Manager – Commercial Joinery

Elm Commercial Joinery Pty Ltd is seeking an experienced Project Manager to join our growing Melbourne team.

We specialise in commercial joinery across office fit-outs, education, healthcare and commercial construction, working with established builders and project teams.

This is a hands-on PM role with responsibility for projects from award through shop drawings, procurement, production, installation and final handover.

Key Responsibilities

- Manage multiple commercial joinery projects from award to completion
- Act as the key point of contact with builders, architects and project teams
- Review project scope, drawings, specifications and contractual requirements
- Develop and maintain project programmes and Gantt charts
- Manage project documentation through Aconex, Procore and other builder platforms
- Coordinate shop drawings, RFIs, samples, approvals and design changes
- Manage procurement, suppliers and long-lead materials
- Coordinate drafting, factory production, deliveries and site installation
- Attend client, design and site coordination meetings
- Monitor project costs, budgets and programme
- Manage variations, progress claims and commercial correspondence
- Coordinate site measures and installation requirements
- Manage QA, defects, practical completion and handover
- Identify programme and commercial risks early and implement solutions
- Maintain strong relationships with clients, suppliers and subcontractors

Software & Systems Strong experience with construction/project management systems is essential, including:
- Aconex
- Procore
- HammerTech or similar site platforms
- Microsoft Project or equivalent programming software
- Gantt chart preparation and programme management
- Microsoft 365 – Excel, Outlook, Teams and SharePoint
- Bluebeam,



Adobe or similar drawing/document review software

Experience with Monday.com, Xero Projects or similar project and commercial management systems will be highly regarded.

About You

You will ideally have

- Proven experience as a Project Manager within commercial joinery, commercial fit-out or a related subcontracting trade
- Strong understanding of commercial construction processes
- Ability to read and interpret architectural and detailed joinery drawings
- Strong knowledge of shop drawing, approval, procurement, manufacturing and installation workflows
- Experience managing project budgets, variations and progress claims
- Strong programming and planning capability
- Excellent client-facing communication skills
- Ability to manage several live projects simultaneously
- Strong commercial awareness and attention to detail
- A proactive approach to identifying and resolving problems
- Ability to take ownership and drive projects through to completion
