We are seeking a skilled and detail-oriented Grounds/Handyman to oversee the daily upkeep of three prestigious strata-titled buildings located in close proximity in Coolangatta. This role is essential in maintaining the exceptional standards our residents and guests have come to expect.

Key Responsibilities

n

Grounds Maintenance

n

n
- Maintain immaculate presentation of all landscaped areas, gardens, and common outdoor spaces
n
- Keep pathways, driveways, and external common areas clean and debris-free
n
- Monitor and maintain external lighting and outdoor fixtures
n

n

Pool Maintenance

n

n
- Conduct daily pool cleaning and water quality testing
n
- Balance pool chemicals to ensure safe swimming conditions
n
- Clean pool surfaces, filters, and equipment
n
- Monitor and maintain pool plant equipment
n
- Ensure pool areas are pristine and welcoming at all times
n

n

Building Maintenance

n

n
- Perform minor repairs including painting touch-ups, door adjustments, and fixture repairs
n
- Conduct regular inspections to identify and address maintenance issues proactively
n
- Respond promptly to maintenance requests from residents and building management
n
- Maintain common areas including waste rooms, lobbies, corridors, and amenity spaces
n




- Coordinate with external contractors for specialised repairs when required
n

n

General Duties

n

n
- Maintain accurate records of maintenance activities and materials used
n
- Ensure all work complies with WHS regulations and strata requirements
n
- Interact professionally and discreetly with residents and guests
n

n

Essential Requirements

n

n
- 3+ years' experience within a strata style complex or similar
n
- Working knowledge of basic plumbing, electrics, and preventative maintenance procedures
n
- Strong practical skills in minor repairs and handyman work
n
- Excellent attention to detail and high standards of presentation
n
- Professional demeanor with ability to interact respectfully with high-profile individuals
n
- Ability to prioritise tasks, work autonomously, and meet deadlines in a fast-paced environment
n
- Good problem-solving and organisational skills, with clear written and verbal communication
n
- Availability to work flexible shifts and weekends
n
- Physical fitness to perform manual labor and lift equipment
n

- Experience working in strata properties/resorts
n
- Maintenance/handyman experience

- Resort Pool operations
