Nileport Projects is a Brisbane-based commercial builder with a robust and growing portfolio of multi-residential and social housing projects across South East Queensland.

Due to our continued project pipeline, we are seeking an experienced Design Manager to join our team and take a key role in managing the design and documentation process across multiple projects.

This is a hands-on role suited to someone with strong multi-residential construction experience who understands how to take a project from design development through coordinated construction documentation and into delivery. Experience in social and affordable housing will be highly regarded.

The Role Reporting directly to the Directors, you will work closely with our project teams, consultants, clients and subcontractors to drive practical, coordinated and buildable design outcomes.

Key responsibilities will include:

Managing and coordinating staged design submissions, including 60%, 90%, 100% and IFC documentation

Managing consultant deliverables, design reviews, comments and close-out

Maintaining and managing design change and design review registers

Reviewing designs for buildability, compliance, coordination and value

Assessing alternative structural systems and construction methodologies to identify practical and commercially effective solutions

Coordinating architectural, structural, civil and building-services disciplines

Managing Safety in Design considerations throughout the design process

Assisting project teams with the review and coordination of shop drawings and technical submittals





Coordinating internal and external finishes, fixtures and material selections

Identifying design risks early and driving their resolution before they impact construction

Working with project teams to resolve RFIs and design issues during construction

Liaising directly with clients, architects, engineers, specialist consultants and subcontractors

Supporting the Directors and project teams with design-related decisions across the wider project portfolio.

About You You will ideally have:

Demonstrated Design Manager, Design Coordinator, Project Architect or similar experience within the construction industry

Strong experience in Class 2 / multi-residential construction

Social or affordable housing experience would be highly desirable

A strong understanding of construction methodology and the ability to assess design from a builder's perspective

Experience coordinating multidisciplinary consultant teams and staged design submissions

A good working understanding of the NCC, Australian Standards and relevant approval processes

Strong communication, organisation and problem-solving skills





The ability to take ownership of the design process and drive outcomes without requiring constant direction.

A construction, architecture, engineering or related technical background would be well regarded; however, practical experience and a strong understanding of how buildings are designed and constructed will be equally important.
