Ray White Bendigo is seeking a confident and proactive Leasing Agent to join our Rooming House team. This is a fast-paced, sales-focused role suited to someone who enjoys building a pipeline, connecting with people and converting enquiries into successful room placements.

You will own the leasing process from start to finish-from generating enquiries and conducting inspections to processing applications, completing documentation, and welcoming new residents into their rooms.

About the role Your focus will be on maintaining strong occupancy across our rooming house portfolio by proactively identifying prospective residents, developing referral networks and converting leasing opportunities.

Key responsibilities will include:

Building and actively managing a pipeline of prospective residents

Advertising available rooms across approved leasing platforms and social media channels

Proactively sourcing leads through community groups, referral networks and other relevant channels

Responding promptly to leasing enquiries

Following up with prospective residents and progressing suitable applicants

Coordinating and conducting property inspections

Reviewing and progressing applications

Preparing leasing documentation and arranging commencement payments

Coordinating resident onboarding, inductions, keys and move-ins

Maintaining accurate leasing, enquiry, application and placement records





Providing regular leasing and occupancy reporting

Working closely with the broader Rooming House team to maintain portfolio occupancy of at least 95%

About you You will be well suited to this position if you are:

Confident developing leads and maintaining an active prospect pipeline

Comfortable working in a quick-paced and accountable environment

Highly organised and able to manage several leasing matters at once

A strong communicator who follows up consistently

Confident working independently and taking ownership of outcomes

Professional, reliable and committed to delivering a positive resident experience

Comfortable engaging with people from culturally and linguistically diverse backgrounds

Accurate and diligent with documentation, records and compliance

Experience working with Southeast Asian communities and the ability to speak Bahasa Indonesia will be highly regarded, but are not essential.

The successful applicant must hold:

Access to a reliable personal vehicle for agreed work-related travel, including transporting prospective residents where required





Approved work-related vehicle use will be reimbursed in accordance with the applicable Award and company policy.

Working arrangements This is a full-time position based at Ray White Bendigo, 27 Queen Street, Bendigo.

The ordinary roster includes:

Four hours each Saturday

Four hours each Sunday

A regular Wednesday rostered day off

The remaining ordinary hours worked across the agreed weekday roster

The role includes responding to weekend enquiries, completing follow-up and attending confirmed weekend inspections. Some agreed evening availability may also be required.

Remuneration and incentives The position offers:

An annual base salary of $58,193, plus superannuation

A guaranteed minimum leasing incentive of $1,000 per month

The opportunity to earn additional monthly leasing incentives based on eligible completed room placements

This provides minimum annual cash earnings of $70,193 plus superannuation, with the opportunity to earn more through successful leasing results.
