The Anindilyakwa Land Council (ALC) represents the Traditional Owners of the Groote Archipelago. The ALC is a ‘future-forward’ Land Council, directed by the 14 clans of the Groote Archipelago region, enabling the Anindilyakwa people to take full advantage of the opportunities and technology available in the 21st century, while simultaneously preserving land, language and culture.
The ALC functions to ascertain and express the wishes and opinions of the Anindilyakwa people as to the management of the land and sea in the Groote archipelago region, protecting the interests of the Traditional Owners, assisting in the protection of sacred sites, assist the Anindilyakwa people in traditional land claims, negotiation with persons desiring to obtain an estate or interest in the land, assist Traditional Owners in carrying out commercial activity, and supervise and provide administrative and other assistance for Land Trusts holding Indigenous land in the Groote archipelago region.

About the role:
The Building Asset & Maintenance Coordinator is responsible for the planning, coordination and delivery of maintenance activities across a portfolio of 128 commercial and residential structures. The role develops and implements preventative maintenance schedules, manages reactive maintenance requests, conducts asset inspections, maintains accurate asset data, and ensures buildings remain safe, compliant, and fit‑for‑purpose. The coordinator will engage contractors, manage work orders, monitor performance, and support continuous improvement in asset management systems and processes. This role is central to optimising asset lifecycle performance and supporting organisational operational readiness.
Key Responsibilities:
- Preventative maintenance schedules: Create, update, and implement preventative maintenance schedules for all organisational assets, to extend asset life, minimise breakdowns, and ensure reliable service delivery, by analysing asset needs, identifying maintenance requirements, and applying lifecycle planning principles.
- Asset condition assessments: Conduct regular condition assessments and evaluate asset performance and risk, to determine maintenance priorities based on compliance, risk, and lifecycle requirements, by using structured assessment tools, rating condition levels, and documenting findings for informed decision making.
- Asset Register: Keep accurate asset records, including lifecycle forecasts, maintenance history, and replacement plans, to support long term asset planning, budgeting, and compliance, by updating asset data, analysing lifecycle trends, and integrating information into asset management systems.
- Maintenance Delivery & Contractor Management:
Manage all reactive and preventative maintenance works and oversee contractor engagement and performance, to ensure timely repairs, minimise operational disruption, and maintain asset functionality, by triaging work requests, scheduling tasks, sourcing quotes, issuing purchase orders, and monitoring contractor KPIs.
- Compliance and Safety: Oversee statutory inspections and ensure all works comply with building codes, WHS legislation, and organisational policies, to maintain legal compliance, protect safety, and uphold quality expectations, by scheduling accredited providers, conducting audits, documenting findings, reporting hazards, and managing compliance records.
- Budgets & Reporting: Support maintenance budgeting, forecast costs, and track expenditure across all activities, to ensure cost effective maintenance delivery and informed financial planning, by analysing past spending, reviewing invoices, comparing costs with quotes, identifying savings, and producing regular reports on maintenance performance and asset condition.
- Stakeholder Engagement: Liaise with staff, tenants, contractors, and community stakeholders and advise on asset upgrades and capital works, to coordinate works effectively, manage expectations, and support long‑term asset sustainability, by communicating maintenance schedules and outages, providing progress updates, analysing asset data, and presenting evidence‑based recommendations.
Selection Criteria:
Key Knowledge, Skills and Experience
- Demonstrated experience in developing and delivering preventative maintenance schedules and asset lifecycle plans, including conducting condition assessments and prioritising works based on risk and compliance.
- Strong maintenance coordination skills, with experience managing reactive and planned works, procuring services, engaging contractors, and monitoring performance to ensure quality and value for money.
- Sound knowledge of compliance and safety requirements, including statutory inspections, building codes, WHS legislation, and maintaining accurate compliance records.
- Proven ability to manage asset data, including maintaining asset registers, lifecycle forecasts, service records, and using asset systems to support planning and audit readiness.
- Financial capability in budgeting, cost forecasting, expenditure tracking, and analysing financial data to identify savings and prepare accurate asset and maintenance reports.
- Well‑developed stakeholder engagement skills, with ability to communicate maintenance schedules, coordinate works,
and provide informed advice on asset upgrades and capital priorities.
- Effective organisational and problem‑solving skills, with the ability to manage competing priorities, respond promptly to issues, and support safe, compliant, and reliable asset outcomes.
- Knowledge of procurement and contractor engagement, including obtaining quotes, issuing purchase orders, conducting evaluations, and overseeing contractor performance in line with organisational and probity requirements.
- Experience supporting capital works planning or lifecycle asset modelling, with the ability to analyse asset data, identify renewal priorities, and contribute to long‑term investment planning.
Key Essential Position Requirements [Qualifications, Certifications, Screening Checks, Health Checks, Licences
- Qualifications - Trade qualification or tertiary qualification in asset management, building, construction, or facilities management.
- Pre-Employment Checks - A National Police Check is required for this position prior to appointment.
- Working with Children - A valid Working with Children check/clearance is required for this position - Northern Territory Working with children clearance [Ochre Card]
- Motor Vehicle Licence - A valid C class motor vehicle licence is required for this position.
What's on offer?
- Attractive Remuneration ranging from $120,000 - $125,000 per annum
- Annual leave: 5 weeks per annum
- Personal leave: 18 days per annum
- Salary Sacrifice available (up to $18,500 per year)
- 2 weeks paid Christmas/Current Year shut down - in addition to annual leave.
Other information
Working Hours, Travel and Location
- Work outside standard business hours may be required from time to time to meet operational or organisational needs.
- Periodic travel may be required, including travel to various locations to support operational activities, stakeholder engagement, or project delivery.
- Ability to work effectively with diverse communities, including Aboriginal and Torres Strait Islander peoples and other cultural groups, as well as in remote or regional settings where required.

- Travel may involve multiple modes of transport, which may include air, road, or sea travel depending on organisational requirements and work locations.
