Key responsibilities

- End-to-end management of a residential rental portfolio

- Conducting ingoing and outgoing condition reports

- Managing maintenance requests and coordinating tradespeople

- Handling lease renewals, rent reviews, and tenancy agreements

- Arrears management and tenancy issue resolution

- After-hours emergency phone

- Liaising with landlords, tenants, and trades

- Preparing VCAT applications and representing the agency at VCAT when required

- Ensuring compliance with current Residential Tenancies legislation

- Conducting rental appraisals and securing recent rental managements

Skills & Experiences

- Previous Property Management experience (essential)

- Ability to independently manage a portfolio of 100+ properties

- Experience conducting in-person rental appraisals and signing new managements





- Proven ability to source and secure new rental business

- Strong organizational and time management skills

- Excellent written and verbal communication skills

- Strong attention to detail and problem-solving abilities

- Agent's Representative Certificate or Estate Agent qualification

- Current driver's license and reliable vehicle

- Business Development (BDM) experience is highly regarded but not essential
