Our client is looking for aSenior Property Managerto join their fun, friendly and supportive team based in Kawana Waters on the Sunshine Coast.
This is an exciting opportunity for an experienced Property Manager who is ready to take responsibility for a portfolio of approximately70quality properties with great owners and tenants, while having genuine autonomy over the property management department.
The Opportunity
You'll be responsible for the complete day-to-day management of the property management department, with the freedom to bring your own ideas, systems and processes to the role.
You'll have the support of a great team around you, but importantly, you'll also have the independence and trust to make decisions, manage your portfolio andtrulymake the department your own.
The agency usesPropertyMeas its property management software, so experience with PropertyMe will be highly regarded.

The Role
Your responsibilities will be:
Managing a portfolio of approximately 70 properties
Managing your portfolio through PropertyMe
Trust account management




Managing rent arrears and following up outstanding payments
Coordinating and overseeing maintenance
Liaising with owners, tenants and trades
Attending QCAT matters when required
Conducting routine inspections
Completing entry condition reports and exit reports
Leasing properties and conducting open homes
Managing tenancy applications and associated processes
Handling day-to-day property management enquiries and issues
Building and maintaining strong relationships with owners and tenants
Ensuring properties are well maintained and managed effectively
Monitor calls and messages on take home mobile
Handling other ad hoc property management duties as required
About You
We're looking for someone who isconfident, capable and experienced, with the ability to work independently and take full ownership of their responsibilities.
You will ideally have:
Minimum 4 years' property management experience
Experience managing a portfolio independently
Experience using PropertyMe highly regarded
Strong knowledge of residential property management
Excellent organisational and time-management skills
Robust communication and relationship-building skills
Confidence dealing with owners, tenants and trades
The ability to handle challenging situations professionally
Excellent attention to detail
A proactive, solutions-focused approach
A high level of responsibility, reliability and integrity
The confidence to make decisions without constant supervision
A genuine desire to take ownership and make the role your own
