Property Manager / Senior Property Manager

We're looking for our next Senior Property Manager to join the team in Noosa Heads.
n
Utopia is one of the largest independently owned property management businesses in the Noosa Shire. We're focused on delivering a genuinely high level of service, which means giving our property managers the tools, systems, processes, training and time to do it properly.
n
You'll be accountable for building genuine relationships with your owners and tenants, proactively protecting our owners' assets and being a trusted adviser. You'll lease your own properties and select your own tenants, and you'll handle the tenancy and owner matters that need real judgement.

The role
n
Proactively managing landlord and tenant relationships
n
Leasing your own portfolio, including open homes and tenant selection, with support from an assistant property manager
n
Resolving tenancy matters before they upscale, including QCAT where required
n
Rent reviews, lease renewals and market positioning advice for owners
n
Reviewing inspection reports and deciding what happens next
n
Maintaining clean compliance under the RTRA Act
n
Building and refining the systems and processes that keep us at the forefront of the industry
n

A dedicated inspection person to assist with routine, entry and exit inspections
n
A dedicated maintenance coordinator managing jobs, trades and follow up
n
Dedicated arrears management
n
An assistant for admin,



applications and lease paperwork
n
A separate accounts team handling trust, invoices and disbursements
n
Team lead support and colleagues that can cover you when on holiday
n
What we're looking for
n
An experienced Property Manager who:
n
Manages a portfolio confidently. We look at competency and effectiveness in the role, not just time in the role.
n
Communicates clearly and follows through, you do what you say you'll do
n
Builds genuine relationships with owners, tenants, tradespeople and the community
n
Knows Queensland tenancy legislation in depth
n
Stays composed and professional in busy and tense situations
n
Takes complete ownership of the portfolio, and knows when to ask for support
n
Holds a current QLD registration certificate or licence, and a clean driver's licence
n
