Our focus is on providing well-managed, compliant, and community-driven housing solutions. We are seeking an experienced Property Manager to oversee our expanding co-living properties.

We are looking for a proactive and organised Property Manager with strong residential property management experience. Experience managing rooming houses or co-living properties is highly regarded, as the role involves higher-touch tenant management, compliance oversight, and coordination across multiple sites.

You will manage a defined portfolio, ensuring properties are compliant, tenants are supported, and assets are maintained to a high standard.

Property & Tenancy Management
n
n
Manage a portfolio of co-living / rooming house properties
n
Oversee tenant onboarding, allocations, and departures
n
Handle tenant enquiries, issues, and conflict resolution professionally
n
Ensure high occupancy and low arrears across the portfolio
n
n
Compliance & Legislation
n
n
Ensure compliance with Victorian rooming house legislation
n
Coordinate safety checks, audits, and regulatory requirements
n
Maintain accurate property and compliance records
n
Liaise with councils, inspectors, and external stakeholders
n
n
Maintenance & Contractors
n
n
Coordinate repairs and maintenance across multiple sites
n
Work with approved trades and service providers
n
Conduct routine inspections and manage follow-ups
n
Ensure properties are presented and maintained to co-living standards
n
n
Administration & Reporting
n
n
Manage property management software and documentation
n
Prepare reports for management as required
n
Track rent, arrears, maintenance, and compliance matters
n
Communicate effectively with internal teams and stakeholders
n
n
Minimum 2+ years' experience in residential property management
n
Agents Rep/Full Victorian Real Estate Licence held
n
Strong knowledge of Victorian tenancy laws
n
Excellent communication and organisational skills
n
Ability to manage multiple properties and priorities
n
Current Driver's Licence
n
Experience using property management software, such as PropertyTree and Inspection Express, preferred but not required.
n
Highly Desirable:
n
n
Experience managing rooming houses or co-living properties
n
Familiarity with higher-density or multi-tenant environments
n
Experience dealing with council compliance and audits
n
Property management certification or relevant qualification
n
