Job Description
Business Development Manager – New Business Hunter | Commercial Cleaning
n
258 Cleaning Pty Ltd TA Cleaneroo – Sydney CBD NSW
n
Business Development Manager – Commercial Cleaning | Current Business Hunter
n
$100,000 base + super + car allowance + uncapped commission
n
Sydney | Full-time | Hybrid
n
Open doors. Win business. Build with the founder.
n
Cleaneroo Commercial is an established Sydney cleaning business with close to 10 years of experience and more than 140 active client sites.
n
We're looking for a hands-on Business Development Manager to help build our sales function directly alongside the founder.
n
This is a genuine new-business hunting role. You'll be knocking on doors, cold calling businesses, reaching decision-makers and following up consistently to win profitable recurring cleaning contracts.
n
We'll provide inbound opportunities and sales support, but creating your own pipeline is central to your success—and our commission structure rewards you more for the business you originate.
n
The package
n
n
$100,000 base salary, plus superannuation and a car allowance.
n
18% commission on approved first-year gross profit from eligible self-generated contracts.
n
10% commission on eligible company-generated opportunities you close.
n
23% commission on incremental self-generated gross profit above $400,000 in a selling year.
n
Uncapped commission, with clear attribution rules and payment milestones.
n
n
For example, a self-generated contract worth $100,000 annually at a 30% approved gross margin earns $5,400 commission.
n
Generating $400,000 in eligible self-generated first-year gross profit earns $72,000 commission, taking base plus commission to $172,000, with super and car allowance additional.
n
Earnings depend on performance and the written commission plan. Payments are staged around customer payment and the first 90 days of service.
n
What you'll do
n
n
Knock on doors and visit target businesses across Sydney to introduce Cleaneroo and secure meetings.
n
Cold call prospective clients and build relationships with decision-makers.
n
Use AI-assisted research and outreach tools to identify target accounts, personalise approaches and prepare for conversations.
n
Develop referral relationships with strata managers, facilities managers and commercial property contacts.
n
Follow up consistently by phone, email and in person.
n
Conduct site walkthroughs and understand each client's scope, service expectations and buying process.
n
Work with our estimating team to prepare accurate, commercially sound proposals.
n
Present, negotiate and close recurring cleaning contracts.
n
Maintain an organised CRM, clear next steps and reliable sales forecasts.
n
Support the first 30 days of mobilisation alongside operations, ensuring a thorough handover.
n
n
Your priority markets will be strata and facilities management, schools and early learning, and medical and allied health, including opportunities across multiple sites.
n
The support behind you
n
You'll have access to:
n
n
Existing inbound enquiries and a company CRM.
n
Marketing support and prospect lists.
n
Quoting, estimating and tender-writing assistance.
n
Capability documents and client references.
n
Direct founder involvement in major presentations and strategic opportunities.
n
Operations managers and a helpdesk team supporting service delivery.
n
n
You'll help shape our target-account strategy,
outreach approach and sales process. Your experience and ideas will have a direct influence on how Cleaneroo grows.
n
Autonomy with clear expectations
n
This is a hybrid role with regular travel across Sydney. You'll organise your week around prospecting, client visits, walkthroughs and agreed team commitments.
n
Success means building a healthy self-generated pipeline, converting opportunities into profitable contracts and maintaining disciplined follow-up. We value consistent activity, sound commercial judgement and measurable results.
n
What you'll bring
n
n
Proven success personally originating and closing new B2B business.
n
Commercial cleaning sales experience and an understanding of scopes, labour requirements and margins.
n
Established relationships within facilities management, property or strata.
n
Confidence cold calling, approaching businesses in person and asking for meetings.
n
Persistence and judgement throughout longer sales cycles.
n
Strong presentation, proposal and negotiation skills.
n
Confidence using CRM systems and willingness to use AI tools effectively.
n
A current Australian driver licence, reliable vehicle and Australian working rights.
n
n
You should be able to explain how you find opportunities, reach decision-makers, manage follow-ups and win business—not simply describe the accounts you have managed.
n
Build a career in an essential service
n
Schools, clinics and commercial properties depend on reliable cleaning and accountable service partners. This is a recurring, relationship-driven service where understanding the client and delivering on commitments matter.
n
Cleaneroo is investing in technology to improve quoting, communication and operational visibility. You'll combine those tools with personal relationships and commercial judgement to build lasting business.
