This boutique real estate agency in The Junction has built a strong reputation across Newcastle by doing things a little differently. The team is calm, skilled and very focused on looking after people. There are no oversized egos, relentless internal competition or expectations that your job needs to become your entire social life.
The property management division has grown organically through the agency's successful sales business, referrals and long-standing client relationships. It currently sits at approximately 80 properties, giving the Property Manager enough space to know their landlords, tenants and properties properly.
The agency is also selective about the landlords it represents. Great service is expected, but staff are not expected to tolerate clients who repeatedly behave poorly. The Principal is prepared to move on the wrong landlords rather than grow the rent roll at the expense of the team.
The current Property Manager is preparing to commence maternity leave, creating an opportunity for someone new to take ownership of the portfolio. This is a permanent position, not a maternity-leave contract.
You will take end to end responsibility for an established residential portfolio of approximately 80 properties, while helping grow it at a sensible and sustainable pace. You will also have the opportunity to grow the rent roll through referrals, rental appraisals and leads generated by the agency's established sales business. There are no aggressive sales targets.



You can influence how quickly you grow the portfolio and how much commission you earn, but service, compliance and bringing on the right landlords will always come first.
The role offers genuine flexibility across 5 days. This could mean school-friendly hours such as 9am to 3pm, a schedule such as 10am to 5pm, or another arrangement that provides appropriate coverage for landlords and tenants. As the portfolio grows, the ability to gradually increase your hours will be important. This could be a great fit if you want flexibility now, but also want your hours, responsibilities and earning potential to grow over time.
ABOUT YOU
You already have residential Property Management experience and are comfortable taking responsibility for an end-to-end portfolio. You are calm, organised and confident dealing with people. You know how to keep landlords informed, communicate respectfully with tenants and deal with problems before they become bigger than they need to be.
Most importantly, you can manage the operational side of the portfolio. Previous experience with rent receipting is essential, as there is no separate accounts team completing this part of the role for you. You will also bring:
Previous end-to-end residential Property Management experience
Hands-on experience with rent receipting
Solid knowledge of NSW residential tenancy legislation
A current NSW Certificate of Registration or Real Estate Licence
