Project Manager | Commercial Fencing & Perimeter Security | North West Sydney

THE COMPANY

Ideal Fences and Gates has been designing, manufacturing and installing industrial and commercial fencing and gate systems since the mid 1990s. We deliver into the construction and infrastructure sector for tier two builders and government clients, backed by an in-house manufacturing and certified design capability that gives us control over product, supply and compliance.

THE PROSPECT

We are looking for a Project Manager who wants real ownership of their projects.

This role carries a single point of accountability for each job you run: the budget, the programme, the claim, the contract and the client relationship, from handover at tender through to practical completion, defects close out and retention release. You will be the named contact to the builder and you will have the authority to make the calls that come with that.

Our projects run across Sydney and regional NSW, so you will be on site as much as you are at a desk. Our office and manufacturing facility is at South Windsor.

If you have been working as a site supervisor under a project manager title, this is not that role. If you have been carrying commercial accountability for your own jobs and want a business investing in the process and systems to support you, we want to hear from you.

WHAT YOU WILL OWN

Commercial and financial

- The project budget from handover to close out, including cost to complete forecasting, labour and subcontractor cost control and margin protection

- Monthly revenue forecasting and progress claims, forecast accurately and explained before month end rather than after it

- Variations, site instructions, retentions and debtor follow up

- Selection, pricing and engagement of subcontractors, with payment terms structured so the project stays cash positive





Contract administration

- Review of head contract flow down and subcontract terms: scope, programme, completion obligations, liquidated damages and payment provisions

- Registers maintained and current: RFIs, variations, delays, extensions of time and inspection and test plans

Planning and procurement

- Build and maintain the project programme, and measure progress against it

- Identify long lead items at tender stage and release procurement against certified design

- Sequence gate fabrication, galvanising, powdercoating, automation and electrical works, which sit on the critical path of nearly every project

- Confirm site readiness before mobilising crews, and hold the confirmation sequence at two weeks, one week and the day before

Quality and safety

- SWMS review and approval, site inductions and subcontractor compliance verification

- ITPs, hold and witness points, inspection records, survey and setout verification

- Defect free practical completion, handover documentation and O&M; close out

Client and stakeholder management

- Single point of coordination across the builder, end client, architect, consultant, internal departments and third party suppliers

- Client kick off meetings covering agreed scope, programme, communication protocols and reporting

- Close out and client feedback, positioning the business for repeat work

WHAT WE ARE LOOKING FOR

Essential

- Experience in managing construction projects end to end,



ideally subcontract packages under a head contract for tier one or tier two builders

- Demonstrated budget ownership. You can talk to margin, cost to complete and forecast accuracy on projects you have personally run

- Sound working knowledge of construction contracts, variations, extensions of time and progress claims

- Competence in construction programming and procurement lead time management

- WHS capability appropriate to a subcontractor working under a principal contractor: SWMS, risk assessment, incident reporting. White Card essential

- Strong written discipline. A significant part of this role is protecting the company's position in writing, professionally and consistently

- Current NSW driver licence

Preferred

- Simpro experience, particularly job costing, purchase orders, timesheets and invoicing. Simpro is our financial engine and someone who already knows it will be productive quickly

- Engineering or trade background

- Experience with fencing, gates, perimeter security, access control, automation or a comparable fabricated and installed product package

- Certificate IV or Diploma in Building and Construction, or equivalent

- Exposure to a construction management platform such as Procore, Aconex or HammerTech
