You will run the Wagga Wagga region as a business unit. This means you own the P&L;, the portfolio, the team, the owners, the guests. The three things that matter most are performance, growth and leadership. Everything else supports them.

Key responsibilities

Build and work a pipeline of prospective owners across Wagga and the surrounding district.

Meet owners and investors, appraise their properties honestly, and convert the right ones.

Know where the leads come from: agents, accountants, developers, builders, past guests, referrals, and the people you meet because you're out in the community.

Decide which properties belong in the portfolio and which don't. Growth that holds is better than growth that churns.

Hold every property in the region to the Golden Standard, and keep compliance tight.

Keep the owners you have. Retention is growth you've already paid for.

Be present locally: events, networks, partnerships, sponsorships. In a market this size, reputation is the pipeline.

Own the Wagga P&L.; Revenue, costs, margin, and the calls that move them.

Set the region-specific targets and KPIs, track them, and report results to the senior leadership team.

Hire, coach and grow your team. Set clear expectations, run honest one-on-ones, develop people toward their next step.

Be the person owners call, and the one who resolves it when something is complex.

About you

You want a business to run, not a role to fill.





You're comfortable in front of a prospective owner, and you enjoy winning the work.

You've led a team, and you've done the harder parts of it: hiring, coaching, and holding a standard.

You can read a P&L; and know which levers you'd pull.

You build relationships that last, with people trusting you with their most valuable asset.

You hold a standard without being asked to.

You ask how you can be better today, and you go looking for the feedback you'd rather not hear.
