Business Development Manager – Commercial Cleaning | New Business Hunter
$100,000 base + super + car allowance + uncapped commission

Cleaneroo Commercial is an established Sydney cleaning business with close to 10 years of experience and more than 140 active client sites.
We’re looking for a hands-on Business Development Manager to help build our sales function directly alongside the founder.
This is a genuine new-business hunting role. You’ll be knocking on doors, cold calling businesses, reaching decision-makers and following up consistently to win profitable recurring cleaning contracts.
We’ll provide inbound opportunities and sales support, but creating your own pipeline is central to your success—and our commission structure rewards you more for the business you originate.
The package
- $100,000 base salary, plus superannuation and a car allowance.
- 18% commission on approved first-year gross profit from eligible self-generated contracts.
- 10% commission on eligible company-generated opportunities you close.
- 23% commission on incremental self-generated gross profit above $400,000 in a selling year.
- Uncapped commission, with clear attribution rules and payment milestones.
For example, a self-generated contract worth $100,000 annually at a 30% approved gross margin earns $5,400 commission.
Generating $400,000 in eligible self-generated first-year gross profit earns $72,000 commission, taking base plus commission to $172,000, with super and car allowance additional.
Earnings depend on performance and the written commission plan. Payments are staged around customer payment and the first 90 days of service.
What you’ll do
- Knock on doors and visit target businesses across Sydney to introduce Cleaneroo and secure meetings.
- Cold call prospective clients and build relationships with decision-makers.
- Use AI-assisted research and outreach tools to identify target accounts, personalise approaches and prepare for conversations.
- Develop referral relationships with strata managers, facilities managers and commercial property contacts.
- Follow up consistently by phone, email and in person.
- Conduct site walkthroughs and understand each client’s scope, service expectations and buying process.
- Work with our estimating team to prepare accurate, commercially sound proposals.
- Present, negotiate and close recurring cleaning contracts.
- Maintain an organised CRM, clear next steps and reliable sales forecasts.
- Support the first 30 days of mobilisation alongside operations, ensuring a thorough handover.
Your priority markets will be strata and facilities management, schools and early learning, and medical and allied health, including opportunities across multiple sites.

- Direct founder involvement in major presentations and strategic opportunities.
- Operations managers and a helpdesk team supporting service delivery.
You’ll help shape our target-account strategy, outreach approach and sales process.
Your experience and ideas will have a direct influence on how Cleaneroo grows.
Autonomy with clear expectations
This is a hybrid role with regular travel across Sydney. You’ll organise your week around prospecting, client visits, walkthroughs and agreed team commitments.
Success means building a healthy self-generated pipeline, converting opportunities into profitable contracts and maintaining disciplined follow-up. We value consistent activity, sound commercial judgement and measurable results.
What you’ll bring
- Proven success personally originating and closing new B2B business.
- Commercial cleaning sales experience and an understanding of scopes, labour requirements and margins.
- Established relationships within facilities management, property or strata.
- Confidence cold calling, approaching businesses in person and asking for meetings.
- Persistence and judgement throughout longer sales cycles.
- Strong presentation, proposal and negotiation skills.
- Confidence using CRM systems and willingness to use AI tools effectively.
- A current Australian driver licence, reliable vehicle and Australian working rights.
You should be able to explain how you find opportunities, reach decision-makers, manage follow-ups and win business—not simply describe the accounts you have managed.
