Job Description

Opera Apartments is seeking an Assistant Property Manager to join our dynamic team in South Brisbane. This is a full-time position that plays a crucial role in the day-to-day management and operations of our residential properties. As Assistant Property Manager, you will support the Property Manager in delivering exceptional service to our residents whilst maintaining the highest standards of property maintenance, compliance, and customer satisfaction. This role is essential to ensuring our properties operate smoothly and our residents enjoy a positive living experience.

Key responsibilities

n

Assist with the supervision and coordination of maintenance and repair works across the property, ensuring all issues are addressed promptly and professionally

n

Support rent collection processes and maintain accurate financial records related to property operations

n

Conduct regular property inspections to identify maintenance needs and ensure compliance with health and safety standards

n

Liaise with residents to address complaints, concerns and maintenance requests, providing excellent customer service

n

Assist in coordinating the lease application process and conducting preliminary tenant screening

n

Support the preparation and maintenance of property documentation, including tenant files and compliance records

n

Help organise and coordinate common area maintenance and scheduled service appointments

n

Assist with advertising and marketing of available units in line with company strategy

n

Support the Property Manager in budget monitoring and expense tracking for the property

n

Perform administrative tasks including correspondence, scheduling and record-keeping

n

What we're looking for

n

A relevant qualification in property management or real estate, or demonstrated experience in property management, residential leasing, or a similar administrative role

n

Strong organisational and time management skills with the ability to juggle multiple priorities





n

Excellent communication skills, both written and verbal, with the ability to interact professionally with residents, contractors and colleagues

n

Proficiency in Microsoft Office applications and experience with property management software systems

n

Knowledge of residential tenancy laws and regulations, or a willingness to develop this knowledge

n

Attention to detail and accuracy in record-keeping and financial documentation

n

Problem-solving ability and a proactive approach to identifying and resolving issues

n

Customer service orientation with a commitment to delivering positive outcomes for residents

n

Reliability, integrity and a professional demeanour

n

Experience in maintenance coordination or facilities management is advantageous
