Job Description
Cocco Property is searching for an experienced Property Manager with at least 2 years experience to run a small portfolio end to end and carry out general administrative office duties. Property Management duties include-

Role:
n
n
- Drive to inspections & property sites - Must have a car (paid fuels for work)
n
- Contacting prospective owners and securing new business
n
- Creating marketing material
n
- Listing and showing available rental properties
n
- Processing rental applications and communicating with prospective tenants and owners
n
- Drawing up lease documents and arranging recent tenancies
n
- Responding to and arranging maintenance between tenants, owners and trades
n
- Reviewing rent arrears daily and carrying out standard rent arrears procedures
n
- Processing all invoices and invoicing tenancies as required
n
- Completing lease renewals
n
- Arranging and carrying out regular routine inspections
n
- Confirming and completing vacate inspections and finalising tenancies
n
- Arranging all compliances for properties such as Pool Compliance Certificates and Smoke Alarms
n
- Completing any RTA correspondence and arranging/attending QCAT as required
n
- Complete trust accounting and end of month processes
n
- Answering incoming calls and responding to general enquiries
n
- Cold calls
n
- Ad hoc job from Director for clerical paperwork - Emailing to clients and posting properties online
n
- Ensuring the office is kept clean and presentable for staff and visitors
n
- Collecting and distributing mail
n
- Preparing sales contracts and assisting the sales team when required
n
n
This role offers flexibility in the days and hours worked, provided a minimum of 18 hours per week is completed to manage weekly tasks and responsibilities. Occasional Saturday inspections may also be required for rental properties.
n
Ideally, we are looking for a Property Manager with experience using PropertyTree and Inspect Real Estate, who is able to work autonomously, take initiative, and confidently take ownership of the role.

Skills & Experience
n
n
- 12 months experience in Property Management (minimum)
n
- Have a car, allowance for fuel for inspection.
n
- Current Certificate of Registration & QLD driver's licence – for occasional travel
n
- Impeccable customer service – verbal and written
n
- Excellent organisational and time management skills
n
- A pro-active approach to all tasks
n
- Knowledge and understanding of relevant legislation.
n
