The Cleaner is responsible for maintaining clean, safe and welcoming shared spaces across arriva's build-to-rent (BTR) residential apartment communities. The role supports the day-to-day presentation of common areas and resident amenities so that residents, visitors and team members experience a consistently high standard of cleanliness and care.

This is a hands-on, site-based role focused on routine cleaning, presentation, waste handling and reporting issues noticed during daily rounds. The Cleaner works closely with Property Operations and Facilities & Maintenance and contributes directly to the resident experience by keeping shared spaces hygienic, well presented and ready for use each day.

Duties and Responsibilities

n

- 1. Common Areas and Resident Amenitiesn n
- Clean and maintain lobbies, lifts, corridors, stairwells, entry areas and other shared spaces to a high presentation standard.
n
- Clean resident amenities such as lounges, kitchens, gyms, bathrooms, meeting spaces and other communal facilities as applicable to each site.
n
- Vacuum, mop, sweep, dust, wipe and sanitise surfaces in accordance with site cleaning schedules.
n
- Clean glass, mirrors, doors, fixtures and high-touch surfaces and respond promptly to spills or presentation concerns.
n

- 2. Waste, Bin Rooms and Back-of-House Areasn

n
- Maintain bin rooms, waste areas and service areas in a clean, orderly and hygienic condition.
n
- Support bin movement and waste and recycling handling where required by site operations.
n
- Report recurring waste, odour, pest or access issues promptly.
n

- 3. Building Presentation and Daily Roundsn

n
- Complete scheduled cleaning rounds and presentation checks throughout the building.
n
- Keep entrances, shared outdoor areas and nominated presentation zones tidy and free from litter.
n
- Restock consumables in shared bathrooms, kitchens and resident amenities as required.
n
- Keep cleaning cupboards, equipment and supplies organised and report low stock, damaged equipment or maintenance issues.

Resident Experience and Site Supportn

- Carry out cleaning activities with minimal disruption to residents and visitors.
n
- Be courteous and professional when approached by residents and direct non-cleaning requests to the appropriate team member.
n
- Support presentation cleaning for inspections, resident events, move-ins, move-outs or other site requirements when directed.
n
- Work collaboratively with Property Operations, Facilities & Maintenance and service providers on site.
n

- 5. Safety and Compliancen

- Follow safe work procedures, chemical handling instructions, Safety Data Sheets and PPE requirements.
n
- Use cleaning equipment correctly and place warning signage where cleaning creates a temporary hazard.
n
- Follow site access, security, incident reporting and emergency procedures and report hazards promptly.
n

Skills & Experience

n

- Previous cleaning experience in residential apartments, hotels, commercial buildings, strata or a similar environment is preferred; a solid aptitude and willingness to learn will also be considered.
n
- Ability to safely and effectively use standard commercial cleaning equipment and products.
n
- Desirable: experience cleaning apartment common areas, resident amenities or other high-traffic shared spaces.
n

Requirements

- Valid Australian working rights and ability to safely perform the physical requirements of the role, including standing, walking, bending, lifting and repetitive cleaning tasks. A driver's licence may be required where the role supports multiple arriva sites.
