Our client is looking for a Senior Property Manager to join their fun, friendly and supportive team based in Kawana Waters on the Sunshine Coast.

n

This is an exciting opportunity for an experienced Property Manager who is ready to take responsibility for a portfolio of approximately 70 quality properties with great owners and tenants, while having genuine autonomy over the property management department.

The Opportunity

n

You'll be responsible for the complete day-to-day management of the property management department, with the freedom to bring your own ideas, systems and processes to the role.

n

You'll have the support of a great team around you, but importantly, you'll also have the independence and trust to make decisions, manage your portfolio and truly make the department your own.

n

The agency uses PropertyMe as its property management software, so experience with PropertyMe will be highly regarded.

The Role

n

Your responsibilities will be:

n

n
- Managing a portfolio of approximately 70 properties
n
- Managing your portfolio through PropertyMe
n




- Trust account management
n
- Managing rent arrears and following up outstanding payments
n
- Coordinating and overseeing maintenance
n
- Liaising with owners, tenants and trades
n
- Attending QCAT matters when required
n
- Conducting routine inspections
n
- Completing entry condition reports and exit reports
n
- Leasing properties and conducting open homes
n
- Managing tenancy applications and associated processes
n
- Handling day-to-day property management enquiries and issues
n
- Building and maintaining robust relationships with owners and tenants
n
- Ensuring properties are well maintained and managed effectively
n
- Monitor calls and messages on take home mobile
n
- Handling other ad hoc property management duties as required
n

About You

n

We're looking for someone who is confident, capable and experienced, with the ability to work independently and take full ownership of their responsibilities.

n

You will ideally have:

n

n
- Minimum 4 years' property management experience
n
- Experience managing a portfolio independently
n
- Experience using PropertyMe highly regarded
n
- Strong knowledge of residential property management
n
- Excellent organisational and time-management skills
n
- Strong communication and relationship-building skills
n
- Confidence dealing with owners, tenants and trades
n
- The ability to handle challenging situations professionally
n
- Excellent attention to detail
n
- A proactive, solutions-focused approach
n
- A high level of responsibility, reliability and integrity
n
- The confidence to make decisions without constant supervision
n
- A genuine desire to take ownership and make the role your own
