Brisbane – Inner City | Developer-Builder | Major Residential Project

An outstanding opportunity has become available for an experienced Contract Administrator to join one of Queensland’s most established and highly regarded residential developer-builders.

With a substantial long-term development pipeline and an integrated model spanning development and construction, the business offers the opportunity to work much closer to the complete project lifecycle than is typically possible within a traditional principal contractor environment.

You will join an experienced and well-resourced project team delivering a major premium residential development in Brisbane’s inner city.

Currently under construction, the project comprises 164 high-end residences across two 12-storey buildings, including apartments, penthouses, terrace-style residences and premium river homes. The development also incorporates approximately 2,900sqm of resident amenity, including pool, wellness and extensive landscaped areas.

The Role

Working closely with the Project Manager and wider delivery team, you will take responsibility for key commercial and contract administration functions across the project, including:

- Procurement and letting of subcontract packages
- Preparation of scopes of work and tender documentation
- Tender analysis, negotiation and recommendations
- Subcontract preparation and administration
- Assessment and management of subcontractor variations
- Progress claims and payment schedules
- Cost reporting, forecasting and cash flow management
- Management of contractual correspondence and notices
- Identifying and managing commercial and contractual risk




- Working closely with the site team to resolve commercial and procurement issues
- Maintaining strong relationships with subcontractors, consultants and internal stakeholders
- Supporting the Project Manager with overall commercial performance of the project

About You

We are looking for an experienced Contract Administrator who has developed their career within a Tier 1, Tier 2 or established Tier 3 principal building contractor or developer-builder.

Ideally, you will have previous experience delivering medium to high-rise residential, mixed-use or similarly complex building projects and understand the commercial demands associated with large-scale construction.

You will ideally demonstrate:

- Approximately 5+ years' Contract Administration experience within commercial construction
- A Bachelor of Construction Management, Quantity Surveying or similar construction-related degree
- Experience working for a recognised principal contractor or developer-builder
- Previous exposure to medium/high-rise residential or other complex multi-storey construction
- Strong subcontract procurement and trade letting experience
- Sound understanding of head contracts and subcontract administration
- Strong commercial acumen with the ability to identify risk and protect project outcomes




- Excellent communication, negotiation and stakeholder management skills
- Robust attention to detail and organisation
- Stable employment history and strong tenure with previous employers
- Excellent references from previous Project Managers, Commercial Managers or senior construction leaders
