We are seeking an experienced and proactive Residential Facilities Manager (non-live in) to oversee the day-to-day facilities, maintenance and operational requirements of a residential property portfolio in Melbourne. This is a hands‐on role responsible for ensuring properties are secure, compliant, well maintained and operating to a high standard. You will be the key point of coordination for contractors, tenants and internal stakeholders, managing tenant enquiries, service requests and operational issues while maintaining a strong focus on customer service and asset performance.

Key responsibilities

End-to-end contractor management, including procurement, tendering, performance management and contract administration
n
Oversee preventative and reactive maintenance programs
n
Develop and implement maintenance plans
n
Coordinate planned works
n
Manage emergency and incident response
n
Monitor building services
n
Ensure all works are completed safely, efficiently and in accordance with relevant legislation, standards and organisational requirements




n
Risk management, compliance, inspections and reporting
n
Budgeting and documentation
n
Maintain accurate records and timely reports across the portfolio
n
Meet with Management from time to time or after business hours for meetings onsite
n

About you
n
n
Demonstrated minimum 6 years experience in residential facilities, property or building management
n
Demonstrated high‐rise Building or Facility Management
n
Strong knowledge of contractor management, maintenance planning, risk and compliance and emergency management
n
Highly organised and commercially aware
n
Confident managing multiple priorities, tenders and stakeholders in a fast‐paced environment
n
Strong communication, negotiation and report‐writing skills
n
Practical, solutions‐focused approach
n
Ability to build positive relationships with tenants, contractors and service providers
n
Well presented
n
Well versed in written and spoken English language
