An opportunity has arisen for an experienced Project Marketing Manager to join an established residential property developer on a 12 month contract. There is flexibility around the number of days per week this person will work, with a maximum of 4 required.

Working across a portfolio of Melbourne projects, you will take responsibility for the delivery and ongoing optimisation of project marketing strategies, working closely with development, sales, external agencies and builder partners.

The role will have a particular focus on two active residential communities, including a recently launched project and an established community entering an important new phase of its development.

The Role

This is a broad, end-to-end project marketing position where you will have the autonomy to manage your projects while working within an experienced and collaborative team.

A key focus will be the rollout of a recent townhouse offering within an established project. The first release has recently been brought to market, with a significant pipeline of townhouse product to follow. You will work with multiple builder partners to bring future releases to market while continuing to develop the understanding of the target customer, product positioning and price points.

Rather than simply implementing a predetermined marketing plan, you will be expected to understand how campaigns are performing, interrogate the data and recommend changes where required. The business is looking for someone who understands the commercial purpose of marketing and can continually assess ROI, media performance, customer response and market conditions to optimise outcomes.

Key Responsibilities

- Manage project marketing activities across key Melbourne residential communities
- Implement existing project marketing strategies and bring new product releases to market
- Play a key role in the continued rollout and positioning of new townhouse product




- Work closely with builder partners on townhouse packages and releases
- Manage and coordinate external creative, media and marketing agencies
- Work collaboratively with Sales, Development and Operations teams
- Monitor campaign and media performance and assess return on marketing investment
- Analyse customer, sales and campaign data to identify issues and opportunities
- Use data and market insights to recommend changes to marketing activity
- Manage project marketing budgets and ensure expenditure is commercially focused
- Contribute to project and management reporting
- Maintain oversight of CRM, digital and marketing technology platforms without necessarily being the day-to-day system operator
- Lead, support and mentor internal staff

While this is a management position, you will need to remain close enough to the detail to understand project performance and ensure nothing is being missed. Equally important will be your ability to distil that detail into the key information required by senior stakeholders.

About You

We are looking for someone with experience in project marketing within the residential property development sector who can step into the position and quickly understand the projects, market and customer.

Experience working on master planned communities is important. Previous exposure to townhouse, medium-density or other built-form residential product would be highly regarded, but is not essential. The priority is someone with a sound understanding of the residential development industry who can hit the ground running.

You will need to work collaboratively across marketing, development and sales and be comfortable building relationships with a diverse group of internal and external stakeholders. At the same time, you will be expected to take ownership of your projects and use your experience and judgement to make decisions.

You should also enjoy coaching and mentoring and be prepared to invest in the continued development of team members.
