An outstanding opportunity for an experienced Senior Property Manager or existing Team Leader to step into a genuine leadership position with one of Melbourne's most highly regarded real estate groups.

Based in Richmond, you'll lead a team of four Property Managers while personally managing a small portfolio of only 40–50 properties.
With the ability to earn circa $130K–$140K OTE, 1 day WFH and minimal weekend requirements, this is an excellent opportunity for an accomplished Property Management professional ready to take ownership of a team and play a key role within an established department.

The Opportunity

- Salary up to $120,000 + bonus

- Personally manage only 40–50 properties
- 1 day WFH per week

The Role

This is a genuine people-leadership opportunity combining team development, operational oversight and client relationship management.

You'll take responsibility for the performance and development of four Property Managers, providing guidance,



structure and support while ensuring the team continues to deliver an exceptional standard of service.

Importantly, your own portfolio is intentionally kept small at approximately 40–50 properties, allowing you to dedicate meaningful time to your people and the broader performance of the department.

Your responsibilities will include:

- Leading, mentoring and supporting a team of 5 Property Management professionals
- Conducting regular one-on-ones, coaching and performance conversations
- Supporting PMs with complex or escalated client and tenancy matters
- Monitoring portfolio performance and service standards
- Driving accountability, consistency and best practice across the team
- Supporting the continued professional development of individual team members
- Working collaboratively with senior Property Management leadership
- Maintaining strong relationships with key clients
- Managing a small personal portfolio of approximately 40–50 properties
- Contributing to broader departmental initiatives, systems and continuous improvement

About You

This position could suit either an established Property Management Team Leader or a highly capable Senior Property Manager ready to make the move into leadership.

You'll ideally bring:

- Strong residential Property Management experience
- Previous leadership, mentoring or senior-level experience




- A genuine interest in developing and getting the best out of people
- Strong technical Property Management knowledge
- Confidence handling escalations and complex client matters
- Excellent communication and relationship management skills
- Strong organisation and operational awareness
- A calm, solutions-focused approach under pressure
- High professional standards and personal accountability
- Current Victorian real estate credentials and driver's licence

Formal Team Leader experience is advantageous, but we're equally interested in speaking with high-performing Senior Property Managers who have demonstrated natural leadership capability and are ready for the next step.
