Upside Ave is looking for a capable Property Manager with at least two years' experience managing a residential portfolio.

n

Our dedicated support team handles leasing, routine inspections and ingoing inspections. That allows our Property Managers to focus on relationships, decisions, problem-solving and delivering good outcomes for property owners.

About the role

n

You will take ownership of a portfolio and be responsible for:

n

Building strong relationships with landlords and tenants.

n

Managing maintenance, arrears, renewals, rent reviews and tenancy matters.

n

Handling breaches, vacates and bonds.

n

Completing or overseeing outgoing inspections.

n

Keeping owners informed before they need to chase.

n

Identifying risks early and following matters through to resolution.

n

Working closely with the wider team to maintain service and portfolio standards.

n

We specialise in rooming accommodation, multi-occupancy property, unit blocks and residential investment property across Brisbane and South East Queensland.

n

Rooming accommodation experience is not required. We can teach the niche. What matters is that you already understand how to manage a portfolio properly.

What we are looking for

n

You will ideally have:

n

At least two years' experience independently managing a residential portfolio.

n

Sound knowledge of Queensland tenancy legislation and processes.

n

A record of staying on top of maintenance, arrears, leases, rent reviews and communication.

n

Clear and professional communication with owners, tenants, contractors and teammates.

n





The ability to remain calm, organised and solutions-focused when several matters need attention.

n

A commercial mindset and the ability to consider decisions from the property owner's perspective.

n

Appropriate Queensland real estate registration and a current driver licence.

n

Comfort with technology, AI and better ways of working will be highly regarded, but you do not need to be an expert.
