Take ownership of either a 40 townhouse development in an inner-west Melbourne suburb or a 30 unit site nearby (currently getting into the finishing stages), or higher end 14 unit townhouse site in the inner-East, from the beginning of construction through to completion. On the 40 or 14 unit sides, you will join at the point where the first slab is about to be poured, giving you the chance to shape delivery rather than inherit a project late in the programme. This is a hands on Site Manager role for someone ready to lead with minimal senior management intervention.

The Role

You will take primary ownership of the entire townhouse development, coordinating the day to day delivery of the site and ensuring the fundamentals are controlled. Your focus will include programme and sequencing, subcontractor and trade coordination, cost, quality, safety and site organisation.

You will work with support from a more junior team member, but this is a lead Site Manager appointment. You will be expected to make confident decisions, maintain momentum and manage the project with minimal intervention from senior management.

Success will mean keeping the project organised, progressing work in the correct sequence and addressing delivery issues before they affect programme, quality or safety. You will also need to adapt to the builder's systems and way of operating while bringing the experience and energy to push the project forward.





The build is a straightforward townhouse project rather than an unusually technically complex development. Its value for an experienced Site Manager lies in the level of ownership available and the opportunity to control the core delivery fundamentals across a substantial multi unit site.

The Business

The employer is a residential construction business delivering townhouse developments (roughly 300 homes per year), established over 20 years ago. The deliver townhouse building projects, typically larger townhouse sites of 20+, sometimes smaller, but often build new developments in excess of 100 new townhouses, per site.

You will join a practical environment where proven construction capability, adaptability and a willingness to learn established systems are valued. The vacancy exists because the business needs experienced site leadership as this development moves into active construction.

What You'll Bring

- You must have a history of delivering townhouse projects, of a similar size/scale - from start to finish
- Essential: multi unit townhouse development delivery experience across multiple projects
- The ability to manage programme, sequencing, trades, subcontractors, cost, quality, safety and site organisation.
- Confidence making day to day delivery decisions with minimal senior management intervention.
- An engaging, positive character - focused on solutions, rather than wallowing in problems
- Energy, motivation and a hands on approach to taking responsibility and progressing the work.
- Longevity in former roles - job hoppers don't appeal
