Our client is a well-established residential builder based in Sydney's South Coast, with a strong reputation for delivering quality homes and maintaining long-standing relationships across the industry.

With a solid pipeline of work and an established team, they are looking for an experienced and commercially minded Operations Manager to take ownership across key areas of the business.

n

The Prospect

n

This is a hands-on operational role suited to someone who genuinely understands the nuts and bolts of residential construction.

n

You will work closely with the Managing Director and have oversight across Estimating, Construction, Scheduling, Administration, Drafting and Design, with a particular focus on pricing, costs, margins and operational efficiency.

n

Key responsibilities will include:

n

- Oversee day-to-day operations across estimating, construction, scheduling, administration, drafting and design
n
- Take a detailed and analytical approach to estimating, pricing, margins and project costs
n
- Review pricing structures and identify opportunities to improve commercial outcomes
n
- Negotiate pricing, agreements and terms with suppliers and subcontractors
n
- Monitor supplier costs and ensure the business remains competitive in the market
n
- Track operational KPIs, budgets and financial performance
n
- Identify cost-saving opportunities without compromising quality
n
- Review and improve processes, systems and procedures across the business
n
- Analyse operational performance and identify issues before they impact delivery or profitability
n




- Support the Managing Director with commercial and operational decision-making
n

About You

n

We are looking for someone who is highly analytical, commercially astute and exceptionally detail-oriented. You will enjoy getting into the detail, understanding how and where money is being spent, challenging pricing and finding better ways of doing things.

n

You will ideally come from one of two backgrounds:

n

n
- An experienced Operations Manager within residential construction; OR
n
- A highly experienced Senior Estimator who understands the broader residential building process and is ready to step into an Operations Manager position
n

n

You will also bring:

n

n
- Strong residential building experience across project and/or custom homes
n
- Excellent understanding of estimating, pricing and construction costs
n
- Strong supplier and subcontractor negotiation skills
n
- Ability to analyse data, pricing and margins and turn this into commercial decisions
n
- Exceptional attention to detail – you are naturally a nuts-and-bolts person
n
- Strong problem-solving skills and an ability to identify inefficiencies
n
- Confidence working across multiple departments and holding people accountable
n
- A practical, hands-on approach rather than purely high-level management experience
n
