An exciting opportunity has become available for an experienced Property Officer to join a highly regarded, purpose-driven organisation managing a growing portfolio of medium and high-density residential assets.

We are seeking an experienced Property Officer to support the operational management of our housing assets and help ensure our properties consistently meet required quality, safety and compliance standards.

n

The opportunity Reporting to the Asset Manager, the Property Officer is responsible for coordinating property inspections, maintenance activities and contractor performance across the housing portfolio.

n

This is an asset-focused position rather than a tenancy management role. You will work closely with maintenance contractors, facilities support and internal housing teams to identify property issues, coordinate timely action and maintain accurate asset information.

n

The role would suit a practical and highly organised property, facilities or maintenance professional who is confident conducting inspections, assessing property condition and holding contractors accountable for quality, cost and service delivery.

Key responsibilities In this role, you will:

n

- Conduct and document Property Condition Reports, scheduled inspections and ad hoc property assessments
n
- Support the completion of Property Condition Reports across the portfolio within the required three-year cycle
n
- Identify, prioritise and upscale maintenance, safety and compliance issues
n
- Coordinate responsive, cyclical and planned maintenance activities
n
- Support refurbishment, painting, safety upgrade and broader asset improvement programs
n
- Monitor contractor response times, workmanship, safety practices and compliance with agreed service levels
n
- Review scopes of work, quotes and invoices against agreed rates, approved works and completed outcomes
n
- Identify cost variances, recurring maintenance issues and opportunities to improve value for money
n




- Undertake service delivery checks and contribute to contractor performance reviews
n
- Maintain accurate property, inspection, maintenance and compliance records in Zavanti or a comparable asset management system
n
- Report on property condition trends, maintenance activity, contractor performance, risks and cost-efficiency opportunities
n
- Work collaboratively with the Asset Manager and housing teams to support safe and sustainable property outcomes
n

About you You bring strong operational property knowledge and the confidence to assess maintenance requirements, work constructively with contractors and follow issues through to resolution.

n

To succeed in this role, you will ideally have:

n

n
- Three to five years' experience in property maintenance, facilities management, housing asset management or a related setting
n
- Demonstrated experience conducting property inspections and preparing detailed Property Condition Reports
n
- Experience coordinating contractors and monitoring workmanship, response times, costs and compliance
n
- The ability to review quotes, invoices and scopes of work and identify discrepancies
n
- Sound knowledge of workplace health and safety requirements relating to property inspections and maintenance
n
- Strong planning, prioritisation and record-management skills
n
- Clear written and verbal communication skills
n
- Confidence using Microsoft Office and property or asset management systems
n
- A current Queensland 'C' Class driver licence
n

Experience in social or community housing will be highly regarded, as will:

n

n
- Knowledge of the National Regulatory System for Community Housing
n
- Familiarity with Queensland Social Housing Program Specifications
n
- Understanding of the Residential Tenancies and Rooming Accommodation Act 2008 as it relates to property condition and maintenance
n
- A relevant trade, building, facilities management or property qualification
n
- Experience using Zavanti
n
