We’re looking for an experienced and commercially savvy Property & Leasing Manager to take ownership of our retail property portfolio and play a key role in shaping where and how our brands

continue to grow and ensure we have the right stores, in the right locations, on commercially sustainable terms.

About the Role:

This is a role responsible for the end-to-end management of the Group’s leasing portfolio, including lease negotiations, renewals, rent reviews, new store opportunities, relocations, lease administration and ongoing relationships with landlords, agents and shopping centre management.

Its is a hands-on, influential position, working closely with senior management, Finance, Retail Operations and Marketing teams.

The requires strong knowledge of the retail property market, excellent negotiation skills and the ability to balance commercial opportunities with the operational and brand requirements of the business.

Key Responsibilities:

- Manage and optimise the Group’s retail property portfolio across all Factory X brands.
- Maintain a comprehensive property and lease register, including lease terms, options, expiry dates, rent reviews, incentives, outgoings and key obligations.
- Monitor upcoming lease events and proactively develop strategies for renewals, relocations, exits and new opportunities.
- Review store performance and occupancy costs to identify opportunities to improve the productivity and profitability of the property portfolio.
- Prepare property portfolio reports, including occupancy costs, lease commitments, upcoming expiries and key commercial risks.
- Provide property advice and recommendations to senior management.




- Manage the company owner’s property trusts and represent the owner at meetings.

Leasing negotiations

- Lead negotiations for new leases, lease renewals, extensions, relocations and lease variations.
- Negotiate commercial terms including rent, incentives, lease terms, options, rent reviews, outgoings, make-good provisions and other lease conditions.
- Work with external property agents and leasing representatives to identify and secure suitable retail opportunities.
- Review proposed lease documentation and negotiate amendments in conjunction with external legal advisers where required.
- Maintain a strong understanding of market rents, incentives and retail leasing conditions to support negotiations.
- Proactively identify opportunities to improve existing lease terms and reduce occupancy costs.

Recent Store & Site Opportunities

- Identify and assess potential new retail locations across Australia and New Zealand.
- Evaluate new site opportunities against key criteria including location, customer demographics, foot traffic, competition, store visibility, occupancy costs and brand suitability.
- Lead the property aspects of new store openings, relocations and refurbishments.
- Attend new store openings and store closures.
- Develop and maintain strong relationships with landlords, property managers, shopping centre management and leasing agents.
- Act as the key point of contact for property and leasing matters.
- Manage landlord communications and resolve property-related issues in a timely and commercially appropriate manner.
- Represent Factory X professionally in negotiations and discussions with property stakeholders.

Admin & Compliance





- Run weekly internal meetings to ensure all stakeholders are up-to-date with all property activities and the works timetable.
- Coordinate rent reviews, option exercises, lease renewals and other lease events.
- Review rental statements, outgoings and other property charges in conjunction with Finance.
- Identify and investigate discrepancies or unexpected increases in property costs.
- Ensure appropriate approvals are obtained for new leases, variations and other property commitments.
- Liaise with legal advisers on lease documentation and property matters as required.
- Monitor occupancy costs and identify opportunities for cost reduction and improved commercial performance.
- Work with Finance to prepare property budgets, forecasts and financial analysis.
- Support negotiations with robust commercial analysis and market intelligence.
- Monitor property expenditure against agreed budgets.

Skills & Qualifications required:

A commercially minded property professional who understands the retail leasing environment and knows how to get a good deal.

- Demonstrated experience in retail leasing, property management or a similar commercial property role.
- Strong knowledge of retail leasing practices and the Australian and NZ retail property market.
- Proven negotiation skills and the ability to confidently manage commercial discussions.
- Strong commercial acumen and financial literacy.
- Excellent relationship-building and stakeholder management skills.
- Strong analytical and problem-solving skills.
- High attention to detail and excellent organisational skills.
- The ability to interpret lease documentation and identify commercial risks and opportunities.
- Confidence working with landlords, shopping centre management, agents, lawyers and senior stakeholders.
- Solid written and verbal communication skills.
- A practical, solutions-focused approach with the ability to get things done.

Experience working with fashion, retail, shopping centres or a multi-site retail business will be highly regarded.
