Common Property Services – West Melbourne VIC

We are seeking an experienced and proactive Residential Facilities Manager (non-live in) to oversee the day-to-day facilities, maintenance and operational requirements of a residential property portfolio in Melbourne. This is a hands‑on role responsible for ensuring properties are safe, compliant, well maintained and operating to a high standard. You will be the key point of coordination for contractors, tenants and internal stakeholders, managing tenant enquiries, service requests and operational issues while maintaining a strong focus on customer service and asset performance.

Key responsibilities

- End-to-end contractor management, including procurement, tendering, performance management and contract administration
- Oversee preventative and reactive maintenance programs
- Develop and implement maintenance plans
- Coordinate planned works
- Manage emergency and incident response
- Monitor building services
- Ensure all works are completed safely, efficiently and in accordance with relevant legislation, standards and organisational requirements




- Risk management, compliance, inspections and reporting
- Budgeting and documentation
- Maintain accurate records and timely reports across the portfolio
- Meet with Management from time to time or after business hours for meetings onsite

About you

- Demonstrated minimum 6 years experience in residential facilities, property or building management
- Demonstrated high‑rise Building or Facility Management
- Strong knowledge of contractor management, maintenance planning, risk and compliance and emergency management
- Highly organised and commercially aware
- Confident managing multiple priorities, tenders and stakeholders in a fast‑paced setting
- Strong communication, negotiation and report‑writing skills
- Practical, solutions‑focused approach
- Ability to build positive relationships with tenants, contractors and service providers
- Well presented
- Well versed in written and spoken English language
