At Sanctuary Cove Community Services Limited, we are seeking an experienced Senior Body Corporate Manager to manage a small residential portfolio and help our Body Corporate team build confidence, strengthen its skills and deliver consistently high-quality service.

A role with room to make a difference

Reporting to the General Manager, you will combine hands-on management with mentoring, technical guidance and quality improvement.

Your experience will help colleagues work through challenging questions, prepare clear and accurate documents, communicate confidently with committees and follow matters through to resolution.

You will have the opportunity to:

Manage a very small portfolio of Residential Bodies Corporate, building trusted relationships with committees, owners and residents.





Mentor Body Corporate Managers and support staff through practical coaching, constructive feedback and everyday guidance.

Review agendas, minutes, correspondence and processes, helping the team strengthen accuracy, compliance and service.

Support colleagues with complex matters and provide portfolio coverage during leave or busy periods.

Improve templates, procedures and digital workflows, making day-to-day work clearer and more efficient.

Collaborate with our specialist teams to resolve issues and provide responsive, coordinated service.

This is a hands-on technical leadership role, with influence built through your expertise, judgement and ability to bring people with you.

The experience you will bring

You are an experienced Body Corporate Manager who enjoys helping others succeed. You can explain a complex issue clearly, offer feedback respectfully and bring a calm, practical approach to difficult conversations.

You combine technical knowledge with warmth, professionalism and a strong commitment to customer service.

You will bring:

Substantial body corporate management experience, including practical experience applying the Building Units and Group Titles Act 1980 (BUGTA).

Strong knowledge of governance, meeting procedures, statutory requirements and committee service.





Excellent written communication and minute-writing skills, with strong attention to detail.

The ability to coach colleagues, share knowledge and improve the quality of their work.

Sound judgement, strong organisation and confidence managing competing priorities.

Competence with Microsoft 365 and electronic records systems, together with an interest in improving processes and ways of working.

Experience with StrataMax or similar systems will be highly regarded, as will familiarity with the Sanctuary Cove Resort Act.

Up to $130,000 + super | Full-time equivalent, pro rata for part-time
