Due to continued growth within our Property & Asset Management division, we are seeking an experienced Senior Property Manager to join our Sydney team.

This is an opportunity for a commercially minded property professional to take ownership of a diverse commercial portfolio while contributing to strategic asset performance, client retention, team development, and business growth. You'll work closely with key clients and senior stakeholders, providing trusted advice that enhances asset value and delivers strong portfolio outcomes.

About the Opportunity

Reporting to the Head of Property & Asset Management, the Senior Property Manager is responsible for driving portfolio performance, optimising income and expenditure, strengthening client relationships, and leading the delivery of high-quality property management services. The role also includes mentoring and supporting a Property Manager while contributing to the ongoing growth and success of the division.

Key responsibilities include:

- Developing and implementing asset strategies aligned with client investment objectives.
- Driving income growth through lease renewals, rent reviews and vacancy reduction initiatives.
- Preparing and managing budgets, forecasts, outgoings reconciliations and financial reporting.
- Monitoring portfolio performance and providing strategic recommendations to clients.
- Managing client, tenant and stakeholder relationships across the portfolio.




- Ensuring legislative compliance, risk management and operational excellence.
- Conducting property inspections and overseeing maintenance and compliance programs.
- Mentoring and supporting a Property Manager to foster capability and performance.
- Contributing to recent business initiatives, service improvements and departmental growth.

About You

To succeed in this role, you'll bring strong commercial property management experience, excellent stakeholder management skills, and a genuine passion for delivering outstanding client outcomes.

You’ll have:

- 5+ years' experience in commercial property management.
- Experience managing diverse or complex commercial property portfolios.
- Strong financial acumen, including budgeting, forecasting and outgoings reconciliations.
- Experience with lease negotiations, rent reviews and dispute resolution.
- Proven ability to build and maintain strong client relationships.
- Experience mentoring or supervising junior team members.
- A strong understanding of commercial leasing structures and statutory obligations.
- Excellent communication, negotiation and problem-solving skills.
- Proficiency in property management systems and Microsoft Office applications.
- A current NSW Real Estate Licence or Certificate of Registration, or the ability to obtain one.
