About the CompanyWe are a specialist commercial swimming pool construction company delivering high-quality aquatic projects throughout Western Australia.
As the business continues to grow, we are seeking an experienced Operations & Project Manager to take responsibility for the successful delivery of our projects while helping develop the systems, processes and structure required to support the next stage of the company's growth.
This is a newly created position and represents an chance for an experienced construction professional to have a genuine impact on the way a specialist construction business operates.
About the RoleThe Operations & Project Manager will be responsible for the overall coordination and management of commercial swimming pool projects from contract award through to practical completion and handover.
Working closely with the Director, Site Supervisor, builders, consultants, subcontractors and suppliers, you will take ownership of project delivery, ensuring projects are delivered safely, efficiently, on programme and within budget.
A key component of the role will also be developing and implementing improved systems and processes across the business.
We are looking for someone who doesn't simply manage tasks, but takes ownership of outcomes.
Key ResponsibilitiesProject Management
- Manage commercial swimming pool projects from contract award through to completion and handover.
- Develop, maintain and monitor project programmes.
- Establish project milestones, critical paths and key deliverables.
- Coordinate builders, consultants, subcontractors and suppliers.
- Attend and lead project and site meetings where required.
- Monitor project progress and identify potential delays or issues.
- Coordinate project documentation and correspondence.
- Maintain explicit communication between the office, site and project stakeholders.
- Manage project risks and identify issues before they become problems.
Commercial Management
- Monitor project budgets and overall financial performance.
- Track project costs and committed expenditure.
- Review subcontractor quotations and claims.
- Manage procurement and supplier pricing.
- Identify and manage variations and scope changes.
- Prepare and coordinate progress claims.
- Monitor project margins and forecast final project outcomes.
- Assist with contract administration and commercial negotiations.
- Ensure variations and additional works are documented and recovered.
- Report project financial performance to the Director.
Construction Coordination
- Work closely with the Site Supervisor to coordinate construction activities.
- Ensure works are progressing in accordance with the approved programme.
- Coordinate subcontractors and specialist trades.
- Review construction drawings, specifications and documentation.
- Coordinate inspections, testing and approvals.
- Ensure project quality requirements are being met.
- Coordinate ITPs, QA documentation, SWMS and other project records.
- Manage defects, completion works and final handover.
- Assist with resolving technical and construction issues.
Procurement
- Obtain and compare supplier and subcontractor quotations.
- Coordinate purchasing and procurement schedules.
- Place and manage purchase orders where authorised.
- Monitor lead times and ensure materials are available when required.
- Maintain supplier and subcontractor relationships.
- Identify opportunities to improve procurement costs and efficiency.
Operations & SystemsA significant part of this role will be improving the way the business operates. You will be responsible for helping develop and implement:
- Standard project management procedures.
- Project commencement and handover processes.
- Procurement procedures.
- Project reporting systems.
- Cost tracking and forecasting systems.
- Variation management procedures.
- Document control systems.
- Project close-out procedures.
- Standard project templates and documentation.
- Communication protocols between office and site.
- Subcontractor management processes.
- QA and compliance systems.
- Internal reporting and accountability systems.
The objective is to create a business that is organised, predictable and scalable rather than dependent on individual people remembering what needs to be done. Key Performance AreasSuccess in this role will be measured by:

- Reduced day-to-day operational dependence on the Director.

Experience & QualificationsEssential
- Demonstrated experience in construction project management.
- Experience managing construction projects from commencement through to completion.
- Experience managing subcontractors and suppliers.
- Understanding of construction programmes and project scheduling.
- Experience with project budgets, cost control and variations.
- Strong written and verbal communication skills.
- Strong computer and document management skills.
- Current Australian driver's licence.
- Australian working rights.
Highly DesirableExperience in one or more of the following:
- Commercial swimming pool construction.
- Commercial building construction.
- Civil construction.
- Hydraulic services.
- Mechanical services.
- Building services.
- Infrastructure construction.
- Construction project management.
A construction management qualification or similar tertiary qualification will also be highly regarded. What We Offer
