About Ballast Point

Ballast Point is an integrated architecture and construction practice based in Balmain, working across Sydney's Inner West, East and North. We are a registered architectural practice and a licensed building company, with Class 2 registered Design Practitioners and Building Practitioners under the NSW Design and Building Practitioners scheme. Our work is architect-designed homes and apartments, primarily renovations and extensions, much of it in heritage conservation areas.

Although most projects are planned, designed and built internally our construction and architecture units are interoperable and our build team also executes projects with other architects.

We are a business in a growth phase. We have a strong pipeline of work into the future, an established network of clients, consultants and subcontractors, and the technical capability to take on more. We are also actively pursuing opportunities in development, where design, construction and project management sit together from day one. To support this we are expanding the office and adding to our project management capacity.

About the role

You will be embedded in the team and responsible for project managing projects from feasibility through design, approvals, procurement and construction to handover. Because the architects and the construction team sit in the same office, you see the whole workflow rather than one stage of it, and you have a direct line to the people making the design decisions.

This is not a role that requires a highly senior candidate.



It suits a project manager who has the fundamentals covered and is ready to step up into a business that will give them real responsibility and room to grow.

Your responsibilities will include

- Integrating into our architecture team to help manage a portfolio of residential projects from feasibility to handover, including program, milestones and reporting
- Managing subcontract procurement: scoping, tendering, reviewing quotes and recommending awards
- Budget management: entering committed costs into the master project financials and running the monthly cost-to-complete for each project
- Contract administration, including variations, progress claims and record keeping
- Client and stakeholder management through design and construction, with transparent and regular communication
- Coordinating with the design team on documentation reviews, buildability and staging
- Working with site management on program, quality, safety and compliance
- Contributing to feasibility and early-stage development work as the business grows in that direction
- Helping improve our systems and processes as the team expands

About you Project management is the core skill. You can demonstrate:

- Experience or a solid grounding in project management fundamentals: scope, program, cost, quality and risk
- Practical knowledge of subcontracts,



costing and budget management
- Experience managing clients and stakeholders, and keeping them informed through a project
- Strong communication and a collaborative, team-first way of working
- The ability to read architectural drawings and specifications

It will help if you have:
- Experience on architectural homes or high-quality residential work (preferred, not essential)
- An interest in architecture and design, and an understanding of how a project moves from feasibility to handover
- An interest in architecture and/ or property development, and in thinking about construction as a product rather than a series of tasks
- A construction, architecture, engineering or project management qualification
