An exciting opportunity has become available for an experienced Building Manager to take ownership of a premium residential development in Armadale, Melbourne.

This is a fantastic opportunity for a Building Manager who wants to add a high-quality, large-scale residential asset to their CV, while having the support of an Assistant Building Manager on site.

The development comprises 450 residential apartments, 15 townhouses, 3 commercial units and extensive communal areas, providing an excellent platform for an experienced Building Manager looking to manage a premium and substantial asset.

About the Role As Building Manager, you will take responsibility for the smooth day-to-day operation, presentation and maintenance of the development.

You will be supported by an Assistant Building Manager, allowing you to focus on the overall performance of the site, stakeholder relationships and higher-level building management responsibilities.

Your responsibilities will include:

- Managing the day-to-day operations of 450 apartments, 15 townhouses and 3 commercial lots
- Overseeing extensive communal areas and shared facilities
- Working closely with the on-site Assistant Building Manager
- Conducting regular building and site inspections
- Coordinating preventative and reactive maintenance
- Managing contractors, trades and service providers
- Obtaining and coordinating quotations for maintenance and project works




- Monitoring contractor performance and quality of works
- Identifying building, maintenance, safety and presentation issues
- Liaising with residents, owners, committees, strata representatives and contractors
- Responding to resident enquiries and resolving issues professionally
- Maintaining accurate building records, reports and documentation
- Assisting with compliance, safety and statutory requirements
- Taking ownership of issues and following them through to resolution
- Supporting ongoing improvements across the development

About You We're looking for an experienced Building Manager who enjoys managing a substantial residential asset and takes pride in the standard of the building they manage.
You'll ideally have:

- Previous Building Management or Facilities Management experience
- Experience managing residential buildings or large property portfolios
- Strong contractor and maintenance coordination experience
- Excellent resident and stakeholder communication skills
- Strong organisational and time-management skills
- A proactive, practical and solutions-focused approach
- The ability to manage multiple priorities
- Strong attention to detail and pride in building presentation
- Confidence working autonomously and taking ownership




- A current Australian driver's licence

Working Hours

Monday – Friday: 7:00am – 3:00pm
Alternate Saturdays: 8:00am – 12:00pm

This provides a structured working week while still giving you genuine ownership and responsibility for a significant residential development.

Salary: $90,000 + Super
Location: Armadale, Melbourne
Hours: Monday–Friday, 7am–3pm
Saturday: Every second Saturday, 8am–12pm
