We're looking for an experienced Portfolio Manager to lead our Beach Property Group portfolio, based in Bokarina and working across properties in both Bokarina and Mooloolaba.

This is a hands-on leadership role. You'll be the face of the business to our property owners, Body Corporate Committees, guests and local team, and you'll be accountable for the performance, relationships, people and growth of the portfolio. In short:

You'll have the backing of Alloggio's central teams, including Reservations, Guest Services, Revenue, Distribution, Finance, Technology, Marketing and People, but the portfolio's success rests with you.

What you'll be doing

- Owning the commercial performance of the portfolio, including revenue, EBITDA and budget performance
- Building robust, trusted relationships with Body Corporate Committees and acting as the senior local point of contact for concerns and escalations
- Understanding and ensuring compliance with Body Corporate Management Agreements, by-laws and reporting obligations
- Representing Alloggio at Committee meetings, AGMs and EGMs
- Maintaining oversight of building presentation, maintenance and operations
- Leading owner care and retention, and looking after the guest experience alongside Hotel Managers, Guest Services and Reservations
- Growing the portfolio by identifying new opportunities and supporting the transition of new buildings
- Leading, coaching and developing your local team

About you

- Demonstrated experience leading a property, accommodation, hospitality or similar operating business




- Strong commercial judgement and experience managing a P&L; or material business budget
- Strong relationship management capability and confidence dealing with owners, committees and senior stakeholders
- Strong problem-solving and negotiation skills
- Experience leading teams and ability to manage competing priorities
- Confidence using business and property management systems
- Willingness to learn and embrace better ways of working
- Appropriate real estate licensing or certification where required
- Current driver's licence
- Experience in short-term accommodation, multi-unit residential (MLR), property management or hospitality would be highly regarded.
- You're dependable, commercially grounded, calm under pressure and comfortable having honest conversations. You take ownership, follow through, and care about the outcome rather than just completing the task.
