Commercial Manager

Construction & Development | Brisbane

$220,000 - $250,000 + Super

We’re looking for an experienced Commercial Manager to take ownership of the commercial function across a growing portfolio of construction and development projects in Brisbane.

This is a senior, hands-on leadership role suited to someone who combines strong commercial and contractual expertise with the ability to lead a team, influence project outcomes and work closely with senior management.

You’ll oversee the commercial performance of projects from tender handover through to final account, while leading and developing the Contract Administration team.

Key responsibilities will include:
Leading the commercial function across multiple projects
Managing and mentoring Contract Administrators
Overseeing subcontract procurement, tender reviews and commercial negotiations
Managing project budgets, cost-to-complete forecasting and financial reporting
Reviewing project performance and identifying commercial risks and opportunities
Managing progress claims, variations, EOTs and final accounts
Supporting project teams with contractual and commercial matters
Managing disputes, adjudications and security of payment matters
Driving strong commercial governance,



processes and reporting across the business
Working closely with senior leadership, project teams, subcontractors, consultants and external advisors

We’re looking for someone with:
Strong commercial management experience within construction, development or a closely related environment
Extensive contract administration and subcontractor management experience
Solid understanding of project financials, forecasting and cost control
Experience managing claims, variations and contractual disputes
Robust negotiation and stakeholder management skills
The ability to lead, mentor and develop a commercial team
Sound commercial judgement and the confidence to advise senior stakeholders
A proactive approach to risk management and improving project profitability

Experience with Security of Payment legislation and the Queensland Building Industry Fairness Act would be highly regarded.
