Kokoda Property

Melbourne

We're not just building properties — we're building a legacy.

Kokoda is entering an exciting new era expanding into hospitality, commercial and lifestyle destinations that redefine how people live, work and connect.

From luxury developments to world-class precincts, we're pushing boundaries in design and delivery. Being part of Kokoda means joining a team that's shaping the future with bold vision, relentless passion and unmistakable style.

We don't do the norm. Kokoda was built on backing ourselves, saying yes when others say no, and delivering beyond expectations. We take pride in our reputation for superior quality and exceptional service, earning our place as a leader in the industry. With $3.6 billion in projects under management and more than 25 industry awards, we're just getting started.

At Kokoda, it's not just about what you bring, it's about who you are. We look for people who are passionate, driven and committed to doing things better. People who want to make a difference — for their team, our customers and the communities we help create.

And now, we're looking for an experienced Financial Controller to lead our finance function through its next chapter.

The Chance

This is a hands-on leadership role at the heart of Kokoda's finance function.

Reporting to the Chief Financial Officer, you'll own the day-to-day operation of finance — running group and project-level reporting, disciplined controls and a high-performing finance team — while the CFO leads financial strategy, funding and governance.

You'll partner closely with the CFO and across Development, Construction, Sales and Legal to deliver strong commercial insight and maintain compliance across a premium and luxury development pipeline.

It suits a financial leader who pairs technical rigour with commercial judgement and thrives in a fast-moving, founder-led environment.

About the Role

Financial Management, Reporting & Controls

● Own the preparation and delivery of monthly management accounts and consolidated financial statements

● Lead a disciplined month-end close, account reconciliations and accrual journals

● Establish and maintain robust internal controls across balance sheet, intercompany, accounts payable and funding

● Manage cash flow, working capital and financial risk across the group

Project & Development Accounting

● Oversee project accounting across the development portfolio, including Actual v Budget analysis

● Contribute to current and new site feasibilities

● Prepare monthly reporting for banks and JV partners

● Oversee bank and JV drawdowns and support the settlements process for project developments

Budgeting, Forecasting & Commercial Insight

● Develop and manage annual budgets, forecasts and rolling projections at group and project level

● Provide variance analysis and commercial insight to support decision-making

● Support scenario modelling for land acquisitions, JV proposals and investment decisions

Statutory, Tax & Compliance

● Oversee statutory reporting, audit, FBT and income tax compliance

● Ensure reporting compliance with bank covenants and funding obligations

● Oversee payroll processing and controls

Team Leadership

● Lead, mentor and develop the finance team — Senior Project Accountant, Project Accountant and Accounts Payable

● Build a collaborative, commercially minded and solutions-focused culture

About You

You bring

● Demonstrated experience as a Financial Controller or senior finance leader, ideally within property development, construction or project-based environments

● CA/CPA qualified, with strong working knowledge of Australian accounting, tax and statutory requirements

● Experience with project feasibilities, JV reporting and development drawdowns

● Proven ability to establish financial controls and governance frameworks

● Experience managing and developing a finance team

● Comfort operating in a fast-paced, founder-led or entrepreneurial environment

● Strong commercial acumen and excellent stakeholder communication skills

● Experience with Xero or similar accounting software

Why Join Us

● Lead the finance function of a business with $3.6 billion in projects under management and more than 25 industry awards

● Work closely with a CFO and leadership team who value rigour and initiative

● Genuine autonomy and ownership over the finance function's people, systems and processes

● Be part of Kokoda's next era — where property, hospitality and lifestyle intersect
