About the Role:
We are seeking an experienced mixed use Hotel Maintenance & Facilities Manager to provide effective leadership and technical oversight of all hotel and building assets, including hotel and residential strata components, to ensure secure, compliant, and efficient operations that protect asset value and enhance guest and resident experience spanning both short-term operational delivery and long-term asset management planning.

Key Responsibilities:
Asset & Facilities Management:
- Manage building services across hotel and residential components including HVAC, electrical, fire, lifts, water, and BMS systems.
- Implement preventive maintenance programs aligned with brand standards and statutory requirements.
- Establish & maintain asset registers, service schedules, and warranty documentation for all plant and equipment.
- Prepare and manage maintenance budgets, cost forecasts, and capital works programs.
- Lead energy-efficiency and sustainability initiatives to reduce operating costs.
Defect & Commissioning Management:
- Oversee defect-liability and transition phases for hotel and residential strata assets.
- Coordinate inspections, record and track defects, supervise rectification works, and manage builder and contractor communication.
- Ensure compliance of newly commissioned systems with essential services and fire safety regulations.
- Prepare defect status and warranty reports for hotel ownership and Owners Corporation.
Regulatory & Compliance:
- Maintain compliance with WHS, fire safety, environmental, and essential services legislation.
- Conduct regular risk and safety audits; ensure documentation for all certifications and statutory testing.
- Support Owners Corporation and strata committee in meeting regulatory obligations for shared services.
People & Contractor Management:
- Supervise in-house handypersons plus external service contractors.
- Manage contractor selection, tendering, and performance agreements.
- Foster a culture of safety, teamwork, and proactive service delivery within the engineering team.
Stakeholder Engagement:
- Liaise with hotel management, strata manager, owners committee, and external partners.
- Provide technical advice and transparent reporting on maintenance and building matters.
- Act as primary point of contact for owners, guests, and tenants regarding facility issues.
About You:
- Trade qualification or tertiary qualification in engineering, building, or facilities management.
- Minimum 5 years’ experience at management level in hotel, mixed-use, or strata environments.
- Proven ability in project coordination, contractor management, and compliance systems.
- Sound financial management and budgeting skills.
- Excellent interpersonal communication for both operational and executive audiences.
- Hands-on, solutions-focused leader who leads by example & remains calm when managing multiple stakeholders and competing priorities
- Strong organisational and multitasking skills with high attention to detail.
