This role will see you actively managing all aspects of various properties within the extensive and growing property portfolio.
This role will suit an individual seeking full or part time employment with excellent property management experience, who is well organised and has a high attention to detail. The Property Manager will have excellent written and verbal communication skills and the ability to work with initiative. The Property Manager will have a proven record in meeting deadlines and be comfortable to work individually and also as part of a team. The Property Manager with be responsible for:
- Responsibility for the day-to-day operational and financial management of an assigned portfolio of retail properties.
- Prepare, manage and regularly review annual property budgets, forecasts and expenditure, identifying variances and recommending corrective action where required
- Work closely with senior management, facilities providers and contractors to ensure each property is maintained, presented and operated to the highest possible standard.
- Oversee contractor engagement and performance, including approving scopes of work, issuing work orders, monitoring delivery and ensuring costs are managed within approved budgets.
- Build and maintain solid, professional relationships with retailers, contractors, service providers and internal stakeholders.
- Act as a key day-to-day contact for tenants, managing enquiries and resolving operational matters promptly
- Proactively manage tenant arrears, payment arrangements and follow-up in accordance with company procedures, escalating matters where appropriate.
- Coordinate and monitor lease-related administration, including tenant insurance certificates, monthly sales reporting, retailer information and other tenancy compliance documentation.
- Ensure property-management systems, tenant records, contractor details and financial information are accurate, current and properly maintained.
- Prepare accurate monthly financial, operational and management reports, including income, expenditure, arrears, recoveries, budget variances and key property issues.
- Conduct regular property inspections to identify maintenance, presentation, safety, compliance and tenant-service matters requiring attention.
- Identify opportunities to improve property presentation, operational efficiency, tenant experience, income performance and asset value.
- Work collaboratively with leasing and management teams to support retailer retention, lease renewals, vacancy management and the overall tenant mix
The successful candidate will possess:
- At least 3 years experience
- Current property management qualifications and required industry registration
- Strong understanding of building and commercial real estate industry
- Strong negotiation skills
- Excellent organisational and time management skills
- Excellent written and verbal communication skills with the ability to communicate at all levels
- Proficiency of Microsoft Office Suite
