This role will see you actively managing all aspects of property maintenance within the extensive and growing property portfolio.
This role will suit an individual seeking full or part time employment with excellent facilities management experience. The successful applicant will be well organised, have a high attention to detail. The Facilities Manager will have good written and verbal communication skills and the ability to work with initiative. The Facilities Manager will have a proven record in meeting deadlines and be comfortable to work individually and also as part of a team. The Facilities Manger will be responsible for:
· Manage the day-to-day facilities operation of the properties, ensuring a secure, clean, compliant and well-presented environment for retailers, customers, contractors and visitors.
· Oversee planned and reactive maintenance across building services, including electrical, mechanical, hydraulic, fire protection, HVAC, lifts, escalators, doors, lighting, car parks and common areas.
· Conduct regular site inspections to identify maintenance defects, presentation issues, safety hazards and opportunities for improvement.
· Develop, maintain and monitor preventative-maintenance programs,
ensuring statutory inspections, servicing and certification are completed on time.
· Ensure compliance with relevant WHS, building, fire-safety, environmental and contractor-management requirements.
· Maintain current compliance records, service reports, maintenance registers, asset records, contractor documentation and permits.
· Coordinate emergency procedures, incident response, evacuation exercises and follow-up actions in conjunction with centre management, security and service providers.
· Manage contractors and suppliers, including tendering or quoting works, reviewing scopes, issuing work orders, monitoring performance and confirming completion to the required standard.
· Supervise on-site maintenance, cleaning, security, landscaping and waste-management providers, ensuring service levels and contractual obligations are met.
· Manage the facilities and maintenance budget, monitor expenditure, approve invoices within delegation limits and provide variance reporting and forecasts.
· Identify, scope and coordinate minor works, repairs, refurbishments and capital-expenditure projects, balancing cost, risk, tenant impact and asset presentation.
· Provide technical facilities advice to Property Management and senior management, including recommendations on asset lifecycle, maintenance priorities,
risk mitigation and capital works.
· Respond to retailer maintenance requests and operational issues promptly, maintaining clear communication and minimising disruption to trade.
· Coordinate retailer fit-out, make-good and tenancy works from a facilities perspective, including review of contractor requirements, access, permits, inductions and base-building impacts.
· Monitor utilities, including electricity, gas and water consumption, and identify practical opportunities to reduce operating costs and improve sustainability.
· Maintain plant rooms, service corridors, loading areas, waste areas, roofs, car parks and back-of-house spaces in a safe, orderly and accessible condition.
· Ensure centre amenities, common areas, signage, external areas and customer-access zones are consistently clean, functional and fit for purpose.
· Participate in after-hours works, emergency call-outs and occasional weekend or public-holiday requirements where necessary.
The successful candidate will possess:
- At least 2 years experience
- Strong understanding of commercial and building maintenance
- Strong negotiation skills
- Excellent organisational and time management skills
- Excellent written and verbal communication skills with the ability to communicate at all levels
- Proficiency of Microsoft Office Suite
- Own car and relevant qualifications
