Most broking roles ask you to bring the deals.

This one does not. Our client is a boutique brokerage settling between $25 and $35 million a month, and right now there are more deals arriving than there are people to write them. The flow is the business's own, built over years of referral relationships, and it is not going anywhere. Your job is to write it well.

That is a rare position to walk into. Most brokers spend their first two years building a pipeline. Here it is already on the desk.

Why this role stands out

The leads are the business's, not yours to find. Around ninety per cent of the deal flow is generated by the brokerage. You are not cold calling, not buying leads, not waiting for a database to warm up.

You are paid a salary, not just a split. Base salary, plus a 40/40 commission structure, plus trail. Year one on-target earnings sit around $150,000. The base is real money, not a token draw against commission.

You will write the file end to end. Enquiry, structure, lodgement, settlement. Not a production line where someone else owns the client and you key in the data.

The principal still writes. This is a nationally recognised broker who is on the tools, not a manager who left broking a decade ago. You will learn structure from someone doing it daily.

The team is being rebuilt, deliberately. Several more brokers are being added over the coming months. The people who come in early help shape how it runs.

What you'll be doing

- Managing your own files from first enquiry through to settlement

- Structuring investment, construction and portfolio lending, including company and trust scenarios

- Working an established referral flow rather than building one from scratch

- Preparing compliant, well-evidenced applications that hold up to scrutiny

- Liaising with lenders, credit teams and BDMs to push deals through

- Working directly with the principal on the complex ones

About you

Experience

- Residential lending experience, whether from a brokerage or a bank





- Exposure to investment and construction lending, or the appetite to learn it properly

- Cert IV and Diploma in Finance and Mortgage Broking Management

- Comfortable with self-employed, company and trust applicants

How you work

- Compliance is not a box you tick at the end. It is how you build the file. This is the one thing the business will not bend on

- You can plug in quickly. There is deal flow waiting and limited runway for a long training period

- You take ownership of your clients and your numbers

- Straight communicator, with lenders and with clients

Who this suits

Bank lenders who want to move into broking without giving up a salary. PAYG brokers on a split that does not reflect the leads they are being handed. Writers who are positive at the craft and tired of being measured on how much business they can drag in the door.

Anyone who needs six months of hand-holding, or who treats compliance as paperwork.

The business

A founder-led boutique with national industry recognition, built around property investors and the structure of their lending rather than chasing the sharpest rate. Small team, direct lines, decisions made in the room.

The team is smaller than it was. The business made some hiring calls that did not work and has reset, with a higher bar and a clearer idea of who fits. That is the honest version, and it is worth knowing going in: the standard here is high, particularly on compliance, and it is enforced.
