Linea Talent Group is partnering with an established Australian strata management business to appoint a Senior Strata Manager & Business Development Manager for its growing Gold Coast operation.

n

Based in Surfers Paradise, this is a genuine greenfield opportunity for an experienced strata professional to help build the business's local presence, secure new schemes and shape a high-quality portfolio from the ground up.

The Opportunity

n

This hybrid position combines senior-level strata management with business development. Initially, your focus will be on developing relationships, converting new opportunities and onboarding schemes across the Gold Coast.

n

As the portfolio grows, you will manage key schemes while helping establish the local team, service standards and long-term direction of the office.

n

This would suit an experienced Senior Strata Manager, Branch Manager or proven BDM who enjoys building relationships and wants to play a meaningful role in growing a business.

Key Responsibilities

n

n
- Develop and execute a business development strategy for the Gold Coast market
n
- Build relationships with developers, committees, owners, property professionals and industry referral partners
n
- Identify, qualify and convert new body corporate management opportunities
n
- Prepare proposals, fee submissions and presentations for prospective clients
n




- Lead pitches and attend committee meetings connected with new business opportunities
n
- Coordinate the smooth onboarding and transition of newly acquired schemes
n
- Manage a select portfolio of body corporate schemes to a high professional standard
n
- Prepare for and chair AGMs, EGMs and committee meetings
n
- Oversee budgets, levies, maintenance, insurance, compliance and contractor matters
n
- Develop strong, trusted relationships with committees and owners
n
- Contribute to future recruitment, portfolio allocation and operational growth as the office expands

About You

n

n
- Strong experience in Queensland body corporate or strata management
n
- Sound knowledge of the BCCM Act and relevant regulation modules
n
- Previous business development experience or a demonstrated ability to build relationships and win current clients
n
- Confident presenting proposals and communicating with committees, developers and senior stakeholders
n
- Commercially minded, proactive and comfortable working autonomously
n
- Strong organisation, negotiation and problem-solving skills
n
- A reputation for responsive, professional and relationship-focused service
n
- Leadership experience or an interest in building and mentoring a future team
n
- Current driver's licence and access to a vehicle
n
