The Opportunity
We're on the lookout for a switched-on, commercially savvy and resident-obsessed Assistant Property Manager to join our crew at our Caulfield community, from Tuesday to Saturday. ?️??
This is where property management meets genuine hospitality. Our residents aren't just "tenants on a lease". They've chosen Realm as a secure, desirable alternative to home ownership, and they expect an experience to match. You'll be a key ambassador for the Realm brand, helping us fill our building with great people, keep them happy, and turn them into raving fans.
Reporting to our Property Manager, you'll play a hands-on role across the whole resident journey, from the first enquiry to the lease signing to the community events that make Realm feel like home. You'll also be a trusted on-site face for our investors and stakeholders.
This isn't a "process the paperwork and go home" kind of role. It's for someone with real property experience who loves hitting occupancy targets as much as they love seeing a resident's face light up. ?
One day you might be converting a hot leasing lead, the next you're pulling together competitor insights, answering an investor query, or rolling out a local marketing campaign. Safe to say, no two days look the same!
What You'll Do
- Drive leasing & occupancy: Generate and convert leasing leads through on-site activity, local engagement and referrals. Respond to enquiries quickly and professionally, and work with the leasing team to hit occupancy and rental targets and keep vacancy periods short.
- Create an amazing resident experience: Be a visible, approachable presence on site. Resolve resident concerns and follow them through to completion (not just pass them on!), and track satisfaction and feedback to find ways to boost retention.
- Build community: Support and help run resident events, engagement initiatives and lifestyle services that bring our community together.
- Champion the Realm brand: Roll out local marketing campaigns with our National Marketing Manager and Head Office, and gather resident testimonials and success stories that show off what makes Realm special.
- Look after our investors & stakeholders: Build trusted relationships with investors, owners and key partners through clear communication, timely responses and reliable follow-through.
- Keep an eye on the market: Monitor market conditions and competitor activity, and share insights and performance data that help shape our decisions.
- Be a team player: Support the team during peak periods, share feedback and guidance, and help build a positive, "one team" culture on site.
- Keep things safe & compliant: Help deliver our annual WHS plan, flag and address hazards, and be part of the emergency response team.
- Always be improving: Spot better ways of doing things, help develop property-specific policies, and bring your ideas to the table to make it happen!
What You'll Bring
- Proven property experience: 2–4 years in residential property management, Build to Rent, student accommodation, hospitality management, leasing, or a similar customer-focused property environment.
- A track record in leasing or sales: You've contributed to, or smashed, occupancy and revenue targets, and you understand what drives occupancy, retention and asset performance.
- Tenancy & compliance know-how: A solid understanding of the Residential Tenancies Act 1997 (Vic) and Victoria's renting rules, along with your compliance and WHS obligations. You know your renters from your rental providers! ?
- Registered & ready: A current Agent's Representative registration in Victoria (or a genuine willingness to obtain one quickly if successful).
- Tech savvy: You're confident with Microsoft 365 (especially Excel) and have experience with StarRez or a similar property management system.
- Qualifications or equivalent experience: A formal qualification in Hospitality, Hotel or Events Management, or equivalent experience in Hospitality, Retail or Real Estate.
- Composure under pressure: You handle competing priorities, tricky conversations and conflict calmly, professionally and with a solutions-focused mindset.
- Communicative people person: You build rapport and trust easily with anyone, and you make sure people always know what's happening and what the next steps are.
- Bonus points: Build-to-Rent experience, a Certificate IV in Real Estate Practice (or a full Estate Agent's Licence), or a background in local marketing and community events.
