We are seeking a proactive and self-motivated Building Manager to take ownership of the day-to-day operations, safety, compliance, and maintenance programs for a premium residential high-rise property.

In this hands-on role, you will ensure the building is always safe, secure, and presented to the highest standard. You will act as the central point of contact for the Body Corporate, LivKey, residents, and contractors, balancing administrative precision with practical, on-the-ground management.

Key Responsibilities

- Maintenance &
- Asset Management: Oversee plant and equipment maintenance (lifts, fire systems, pools, electricity). Conduct regular daily site inspections, undertake minor common area/in-room maintenance, and perform cleaning duties as necessary.
- Contractor Management: Direct and supervise on-site contractors for services including waste management, common area cleaning, and landscaping. Ensure all operational warranties and compliance standards are met.
- Administration &
- Finance: Manage quotes and invoice workflows in relation to the Body Corporate and LivKey. Maintain accurate key registers, logbooks, and prepare comprehensive operational reports for Body Corporate meetings.
- Stakeholder &
- Resident Relations: Coordinate move-in and move-out logistics for owners and tenants. Assist the West Village Sales and Marketing teams with Customer Care, settlement, and defect programs. Support the Property Management team with daily operations, admin, and legislative reporting.
- Safety &
- Emergency Response:



Ensure the property is always safe and well-controlled. Promptly escalate risk issues to management and participate in an after-hours emergency phone rotation with another caretaker.

Skills and Experience Required

- Prior experience in residential high-rise building maintenance and facilities management.
- Solid knowledge of Body Corporate legislation and the core components of Management Rights assets.
- Solid technical understanding of complex plant and equipment related to high-rise construction.
- Excellent communication skills with the ability to interface professionally with a wide range of stakeholders, from contractors to corporate committees.
- Highly organised administrative skills with close attention to detail and strong numeric/written capabilities.
- Computer literacy with sound proficiency in Microsoft Office software.
- Software Competency with Gallagher (or similar Access control systems)
- Mybos and CCTV systems.
- Personal Presentation is highly important in this customer facing role.
- A valid driver’s licence.
- This role includes working every fourth Saturday from 10:00 AM to 2:00 PM, with a day off in lieu provided during the following week
