About the role

Working directly with the business owners, you'll turn development opportunities into creative, compliant and commercially viable projects. This is a hands-on role combining conceptual design, test fits and documentation with the coordination of engineers and specialist consultants. You'll also oversee third-party architects and designers, bringing clear direction to the design process and keeping projects coordinated, practical and buildable.

Key responsibilities

- Develop concepts, feasibility layouts and test fits that maximise site potential, functionality and commercial value.
- Bring creative vision to building design, façades, internal spaces and the overall project offering.
- Coordinate and manage engineers and consultants, including their scopes, deliverables, deadlines and design interfaces.
- Oversee external architects and designers, keeping their work aligned with the project brief, budget and programme.
- Lead design reviews with a strong focus on commercial NCC compliance, relevant Australian Standards, accessibility and approval requirements.
- Identify and resolve compliance, coordination and buildability issues early.
- Prepare or oversee drawings and documentation through design, approvals and construction.
- Establish design standards and processes, then help recruit and lead a team as the design division grows.

About you

- A background as a commercial architect, architectural designer or experienced senior draftsperson.
- Relevant experience across institutional buildings, offices, light commercial or comparable projects.
- Strong working knowledge of the NCC and code compliance for commercial buildings.
- Valuable conceptual design and test-fit capability, backed by creative vision and practical construction knowledge.
- The confidence to manage consultants,



oversee external designers and keep projects moving.
- Commercial judgement and an understanding of how design decisions affect development yield, cost, programme and the finished product.
- Proficiency in relevant CAD/BIM software and the ability to produce clear, coordinated documentation.
- Initiative, accountability and the ambition to grow into a leadership role.
