Company description

The Opportunity - Deliver a Landmark Sydney Development

Bring your expertise delivering a major, large-scale and highly complex development project and play a leading role in shaping the future of Stockland's Sydney portfolio.

This is a career-defining opportunity to lead the delivery of a flagship Sydney development that is entering a critical phase and is set to become one of the city's most significant and transformative projects. This is a unique opportunity to step into a project that is real, funded, progressing and approaching a critical phase of delivery, providing the platform to leave a lasting mark on Sydney's built workplace.

Working with senior leaders, industry partners and government stakeholders, you will drive outcomes across this complex, multi-staged project from planning and approvals through construction and completion.

As Construction

Director, you will serve as the senior delivery leader for this landmark development, shaping strategy, guiding key decisions and ensuring successful project outcomes from inception through completion. Through your leadership, you will create lasting value for our customers, communities, and businesses.

We're Looking For An accomplished construction leader with a proven track record delivering major projects exceeding $500 million and experience leading large-scale precinct, industrial, commercial, mixed-use or infrastructure developments.

You have successfully led complex projects through all phases of delivery and bring the strategic capability, commercial acumen and leadership experience required to manage high-profile developments and diverse stakeholder groups. You are recognised for your ability to lead through complexity, influence key decision-makers, and deliver exceptional outcomes on projects of significant scale and importance.

What You'll Do

Reporting to the Development Director, with a dotted line to the Executive General Manager, Sustainability and Delivery, you will provide senior construction expertise, strategic guidance and delivery assurance across one of Stockland's most strategically important developments.

You will influence key project decisions across feasibility, design, procurement, delivery methodology, program, cost, risk and handover planning, ensuring safety, buildability, operational readiness and long-term asset performance are embedded early and managed throughout the project lifecycle.

Working within our Development business, you will partner with Development teams, project management, strategic procurement, sustainability, consultants, contractors,

approval authorities and joint venture partners to create alignment, maintain momentum and support disciplined, commercially sound delivery outcomes.

Key Responsibilities Include:

- Develop construction and procurement strategies for early works, ground improvements and staged built form delivery, with a focus on high-performing, multi-level freight and logistics assets.
- Provide strategic construction input across planning pathways, staging, programming, authority approvals, contract models and critical delivery decisions.
- Establish disciplined project governance, reporting and escalation frameworks supported by clear program logic, accountabilities, controls and decision-quality information.
- Review, challenge and assure construction assumptions, cost plans, contractor proposals, delivery strategies, program performance and risk exposure to protect project returns.
- Lead construction input into market sounding, procurement, tender evaluation, builder selection and supply chain engagement.
- Identify, manage and escalate material delivery risks, including latent conditions, approvals, procurement, industrial relations, cost escalation, delay, commissioning, defects and handover.
- Champion visible leadership in safety, quality, sustainability, contractor compliance, operational readiness and long-term customer value.

About You You are a respected construction leader who has successfully delivered complex, large-scale built form projects and understands what it takes to navigate ambiguity, commercial pressure and multi-stakeholder environments at scale. You combine strong construction judgement, commercial discipline and practical delivery experience with the confidence to provide trusted advice, constructive challenge and clear recommendations.

You thrive in complex environments, enjoy solving problems before they become issues and are motivated by the opportunity to shape delivery strategy, build high-performing teams and leave a lasting legacy through a project of genuine significance.

- Deep capability across design management, buildability, authority approvals, cost planning, programming, procurement, contract frameworks, commercial management and construction delivery.
- Strong understanding of WHS, building codes, planning pathways, authority approvals and construction contract frameworks.
- Proven ability to influence senior leaders, joint venture partners, government agencies, approval authorities, consultants, contractors and industry partners.
- Relevant tertiary qualification in Construction Management, Engineering, Project Management, Architecture, Property or a related discipline, with industry registrations or accreditations desirable.
- International project delivery experience will be highly regarded.

The Right Mindset

- Strategic, commercially astute and confident balancing ambition with executable delivery outcomes.
- Comfortable leading through complexity while maintaining clarity, momentum, accountability and disciplined governance.
- Able to build alignment across diverse stakeholders while providing practical, trusted and constructive challenge when needed.
- Passionate about developing people, coaching performance and building inclusive, high-performing project teams as the precinct continues to grow.
