Spire Recruitment is proud to be recruiting an experienced Property & Leasing Department Manager for a well-established and growing commercial property group based in Melbourne’s south-east.

This is a rare leadership opportunity for an experienced commercial property professional to take ownership of a diverse portfolio while leading a capable property and leasing team. You will play a key role in driving leasing performance, maximising occupancy, strengthening tenant relationships and improving operational processes across the department.

The opportunity:

Reporting to the General Manager, you will lead the day-to-day property and leasing function, with responsibility for team performance, commercial leasing outcomes, tenant experience, property presentation and portfolio operations.

This is an ideal role for a confident Commercial Property Manager, Senior Leasing professional or existing Department Manager ready to step into a broad, hands-on leadership position with genuine influence.

Your responsibilities:

- Lead, mentor and develop the property and leasing team, setting clear priorities, targets and accountability.
- Drive leasing activity, enquiry management, occupancy outcomes and vacancy-reduction strategies.
- Lead and support lease negotiations, offers to lease, renewals and tenant onboarding.
- Oversee the leasing pipeline from initial enquiry through to signed lease and commencement.
- Manage tenant relationships and act as a senior escalation point for property-related matters.
- Oversee maintenance requests, work orders, preventative maintenance programs and annual maintenance budgets.
- Manage vacate processes, inspections and make-good works to ensure properties are returned to the required standard.
- Coordinate property marketing, leasing campaigns, vacancy promotion and listing collateral.
- Support Owners Corporation matters and ensure clear, professional tenant communication.
- Maintain accurate leasing, occupancy, enquiry and property-performance reporting.
- Review,



improve and implement systems, processes and procedures across the department, including Cirrus8.

About you:

To be successful, you will bring:

- Proven experience in commercial property management, commercial leasing or a similar senior property role.
- Demonstrated leadership experience or a strong desire and capability to lead a high-performing team.
- Sound knowledge of commercial leases, lease negotiations, renewals, property maintenance and tenant management.
- A commercially focused approach, with the ability to drive occupancy, leasing enquiry and customer-service outcomes.
- Strong stakeholder-management skills and confidence dealing with tenants, contractors, suppliers and internal teams.
- Excellent organisation, problem-solving and communication skills, with the ability to manage multiple priorities.
- Experience using commercial property systems; Cirrus8 experience will be highly regarded.
- A proactive, practical and qualified leadership style.
